Preconstruction Manager
Location: Tampa, FL
Salary: $100,000.00/yr – $160,000.00/yr (Base pay range)
Responsibilities
Financial Management & Estimating : Develop comprehensive project budgets and detailed cost estimates. This involves analyzing plans and specifications to calculate material, labor, and subcontractor costs. They also lead value engineering efforts to find cost‑effective solutions without compromising quality.
Risk Management : Identify and analyze potential project risks, such as design flaws, site constraints, or financial issues. They create a risk register and develop mitigation strategies to address potential problems before they arise.
Design Coordination : Work closely with architects, engineers, and clients to ensure the project's design is not only functional and aesthetically pleasing but also constructible and within budget.
Scheduling & Planning : Create detailed project schedules and methodologies, outlining the sequence of work and key milestones for the construction phase.
Contracting & Procurement : Assist in negotiating contracts with suppliers, subcontractors, and other stakeholders. They also oversee the bidding process and vet potential partners.
Client & Stakeholder Communication : Act as the primary point of contact during the pre‑construction phase, providing regular updates, addressing concerns, and ensuring all parties are aligned on project goals and expectations.
Required Skills & Qualifications
Education : A bachelor's degree in construction management, civil engineering, or a related field would be ideal.
Experience : 5+ years experience in a similar role within construction.
Technical Skills : Proficiency in project management and estimating software (like Procore or Autodesk), strong financial and mathematical aptitude, and an in‑depth knowledge of construction methods and building codes.
Exceptional
communication, negotiation, and leadership skills
are essential for leading teams and managing relationships with clients, designers, and subcontractors.
The ability to work under pressure, solve complex problems, and pay meticulous attention to detail is also critical.
