The Assistant Property Manager is to assist the manager in effectively managing the assigned property. In the manager's absence, the Assistant Manager will assume all responsibilities associated with accomplishing property objectives as set forth by the Property Manager. The Assistant Manager is directly responsible for maintaining daily, weekly and monthly reports including accurate reporting of rents and deposits received. Key Responsibilities
Conducts all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to apartments. Maintains positive customer relations attitude. Physically inspects property on-site, reports service needs to maintenance staff, inspects move-outs and vacancies when requested. Knowledgeable of all phases of leasing and resident retention. Works with lease renewals each month. Greet prospective clients, show property and perform leasing duties as needed. Answer and handle incoming phone calls from prospective new residents, current residents, vendors, etc. Maintains awareness of local market conditions and trends. Contributes ideas to the manager for marketing the property and improving resident relations. Performs any additional duties assigned by manager or property supervisor. Welcomes and shows property to prospective new residents and handles appropriate paperwork. Maintains awareness of market/industry conditions and trends via trade publications and professional organizations. Punctual and regular attendance is required. Maintain a professional, yet friendly, atmosphere in the leasing office and other areas where prospective residents meet. Maintains accurate resident records. Updates rents, deposits and application fees received from residents. Issues appropriate notices when necessary (e.g., late payments, eviction notices, returned check memos). Required Education, Experience, And Qualifications
Position requires at least 4 years of experience in on-site multi-family property management. Position requires at least 2 years of customer service experience. Position requires at least 2 years of sales experience. Knowledge of Microsoft Office Suite, Gmail, OneSite, LMS, Active Building, LRO, Knock, and Mobile Facilities. Ability to effectively manage competing demands on time and attention. Exhibits honesty and integrity in business dealings and decision making. Well-developed interpersonal skills. Ability to travel to other properties on an as needed basis. High School diploma or equivalent required. Must have previous experience as a Leasing Consultant or Assistant Property Manager in a luxury community. Working Conditions
Ability to work a minimum of 40 hours per week. Must be available evenings, nights, weekends for staffing needs and emergencies. Be able to stand and walk or sit alternately depending on daily needs. Frequent need to see small detail and view computer screens. Ability to work in a fast-paced environment, meet deadlines and multi-task. Professional appearance is required; attire will be designated by the area supervisor.
