Assistant Property Manager
Fogelman Properties is a nationally recognized, fully integrated multifamily real‑estate company with 62 years of experience. We are hiring an experienced Assistant Property Manager for The Vineyards, located in the Germantown area of Memphis, to support the transition of this community early this year.
Summary The Assistant Property Manager is responsible for collecting rent and other fees, posting transactions, managing delinquency and move‑out procedures, producing monthly reporting, and providing resident services and leasing support. The role also assists the Property Manager with assigned duties related to property operations and compliance with company policy and applicable laws.
Essential Duties And Responsibilities
Collect and post monthly rent, application fees, deposits, and other charges in an accurate and timely manner.
Perform all leasing duties, including renewals.
Collect monies due after move‑out for damages, cleaning, etc.
Contact delinquent residents via letters and in‑person visits to obtain payment with a goal of $0 due by month‑end.
File eviction paperwork with attorneys and attend court proceedings.
Update system records for vacating residents to ensure accurate occupancy.
Prepare month‑end close‑out reports: Occupancy, Accounting, and Statement of Deposit Accounts (SODA).
Assume the Property Manager’s duties when they are unavailable.
Work weekends as necessary.
Adhere to all company policies, including safety and Fair Housing.
Perform any additional job duties as assigned.
Qualifications And Skills
Minimum of 2 years of experience as an assistant property manager in the multi‑family industry.
Familiarity with property management platforms (Yardi, Entrata, Yieldstar, CRM).
Experience with property accounting, rent collection, eviction process, and delinquency management.
Strong apartment leasing experience highly preferred.
Excellent verbal and written communication, relationship‑building, and customer‑service skills.
Ability to work in a fast‑paced environment and multitask.
Valid driver’s license and automobile insurance may be required depending on the property.
Environmental and Physical Demands
Constant walking, standing, sitting, climbing stairs, and occasional bending, stooping, kneeling, crawling, squatting, pushing/pulling, and reaching above shoulders.
Frequent lifting of less than 10 lbs; occasional lifting over 10 lbs.
Fine finger dexterity required for grasping and turning.
Good hearing and eyesight; clear communication skills.
Work in a variety of indoor and outdoor conditions; moderate noise level.
Possible exposure to caustics, solvents, oils, fumes, flammables, pesticides, etc.
