Position Summary
Under the direction of the Regional Property Manager, the Community Manager is responsible for ensuring excellent customer service in daily management, coordinating all aspects of apartment community operations, maximizing cash flow while preserving assets, achieving budgeted NOI, providing a quality living environment for residents, and establishing a positive working environment for property team members. Duties vary depending on community size and staff responsibilities.
Essential Functions
Financial Oversee all financial performance of the property and work towards achieving budgeted NOI Maximize cash flow by managing revenue, delinquencies, rent collection, banking activities, deposits, and collecting overdue rent Ensure Yardi data accuracy in leasing activities, A/R cash receipts, A/P invoices, statements of disposition, monthly closing, and late fees Develop cost-saving strategies to reduce expenses Create annual operating budget and business plan with Accounting team and Regional Property Manager Review financial statements with property accounting team; prepare monthly variance reports Analyze income, expenses, occupancy metrics, market rents, and delinquencies; make recommendations Recommend and oversee capital improvements and upgrade programs Review bid summaries, monitor vendor work, and ensure accurate invoicing Ensure contracted services and materials are accounted for and payments reflect completed work Process delinquent residents according to policy, collect late fees, and file as needed Represent the property in court proceedings under legal counsel guidance Marketing Support leasing team by leasing apartments, responding to inquiries, qualifying applicants, showings, and ensuring move-in paperwork is accurate Monitor on-site rental activity, marketing outreach, and advertising plans Maintain knowledge of market conditions, rents, and demographics Evaluate and recommend rental pricing Manage move-in/move-out status and renewals Track weekly traffic sources and improve results with team development Ensure residents have up-to-date Blue Moon lease agreements with correct terms Monitor compliance with Fair Housing, Tax Compliance, and other laws; maintain occupancy standards Maintain shop score metrics (e-commerce, phone, and in-person) Customer Service Complete daily property and market-ready unit inspections Direct service operations to ensure 24-hour response to service requests and curb appeal standards Supervise safety and risk management, including monthly safety meetings Review resident retention programs to meet resident needs and improve retention Provide excellent customer service with a courteous and professional attitude Maintain availability for emergencies, on-call duties, resident events, and weekends Personnel Development Recruit and select team members following NRP’s policies and core values Train, coach, and mentor team members; provide ongoing feedback Foster a team environment with regular meetings and clear goals Generate employee schedules and audit attendance Provide ongoing feedback and recommendations for compensation, promotions, and terminations Perform other duties as required; may assist at other properties Run errands to support the property as necessary Qualifications Education:
High School Diploma or equivalent; Bachelor’s degree or CPM highly preferred; Tax Credit Specialist (TCS) or HCCP designation preferred Experience:
5+ years property management experience; 1 year supervisory experience; working knowledge of applicable Landlord-Tenant Laws, Fair Housing Regulations, IRS Section 42 - LIHTC Program and related occupancy standards Technical Skills:
Strong computer skills; Microsoft Office; Yardi experience preferred Other Requirements:
Valid driver’s license and reliable transportation
