JOB DESCRIPTION SUMMARY This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals.

JOB DESCRIPTION *This position will be part of a multi‑site development and requires leasing duties be performed at both Enclave at Radius Dilworth and Overlook at Radius Dilworth.

Property Type: Mid‑Rise (Enclave) & High‑Rise (Overlook) Stage: Lease Up Unit Count: 274 (Enclave) + 352 (Overlook) Schedule: Monday‑Friday + rotating weekends

Essential Responsibilities

Performs all sales and leasing activities to achieve the community’s revenue and occupancy goals by greeting and qualifying prospects, conducting community tours, processing applications, credit and background screenings, preparing lease packages, and ensuring smooth resident move‑in and lease signing.

Inspects apartments before move‑in and ensures they are move‑in ready, scheduling maintenance as needed.

Stays informed about current market and competitor conditions, develops and implements short‑ and long‑term marketing plans, and follows company policies on concessions and specials.

Designs and executes marketing activities, including resident referral and employer outreach programs, internet marketing tools (Craigslist, Facebook, e‑mail), and community‑specific plans.

Uses the on‑site property management software (OneSite, Yardi, etc.) to track availability, record traffic, manage resident data, and capture critical demographics.

Ensures community and show units meet company standards for quality, inspecting daily, communicating maintenance needs, merchandising, and preparing the leasing office.

Follows up with prospects and new residents to ensure satisfaction via e‑mail, thank‑you notes, cards, or calls to finalize decisions.

Performs lease renewal activities by preparing renewal letters, meeting with renewing residents, and ensuring renewal documents are signed on time.

Responds quickly and courteously to resident and client/owner concerns, taking prompt action to solve problems.

Required Licenses or Certifications

Must hold all licenses and/or certifications required by state and local jurisdictions.

Must have a valid driver’s license to operate a golf cart on property.

Physical Demands

Ability to stand, walk, sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.

Ability to work indoors and outdoors in all weather conditions (rain, snow, heat, hail, wind, sleet).

Capacity to push, pull, lift, carry, or maneuver weights up to twenty‑five (25) pounds independently and fifty (50) pounds with assistance.

Potential for some or regular travel to assist other properties, attend training or meetings.

Flexibility to work a schedule that includes evenings, weekends, and holidays.

The hourly range for this position is $18.00 - $20.00.

Additional Compensation

Corporate Positions: may participate in a quarterly or annual bonus program based on individual and company performance.

Onsite Property Positions: may participate in weekly, monthly, and/or quarterly bonus programs.
