The HVAC Systems Specialist oversees and completes preventative maintenance and special projects, keeping proper documentation for completion rates and timeframes; oversees and performs contracted services; and represents Plant Operations at all safety committees, quality improvement, construction projects and staff meetings, as appropriate. Has working knowledge of heating, ventilating and air condition (HVAC) systems associated with Hospitals and Health Care facilities, including chillers, circulating water pumps, air handling units, exhaust fans and supply fans. Has a thorough knowledge of the operation of variable and constant air volume terminal units and is experienced in testing and calibrating both pneumatic and direct digital controls associated with each.
Responsibilities
Represent Plant Operations at safety committee, quality improvement initiative, construction projects, staff meetings as appropriate. Use helpers in a wise and productive way. When requested, adjust personal schedule to meet department/unit needs. Utilize time to accomplish work efficiently. Maintain, repair, install, calibrate lubricate, and adjust all types of plant equipment including various types of heating, ventilating, air conditioning, and refrigeration equipment. Maintain and repair boilers and associated support equipment and controls. Conduct inspections of facilities equipment and services. Implement customer contract. Oversee and perform contracted services. Implement Equipment Management Plan. Evaluate and prioritize unscheduled requests against scheduled requests. Complete unscheduled requests within 36 hours of receipt. Contact vendors to complete contracted PM's, oversee vendor performance and monitor completion per manufacturer specification. Communicate with customer regarding equipment status and proper operation. Communicate to customer and supervisors service needs not included in contract. Schedule moving of supplies, furniture equipment as not to interrupt scheduled events. Adhere to hospital policy on the usage of Paid Time Off and Extended Illness Time. Conform to regulatory, customer and organizational requirements. Operate equipment and perform job-related duties safely. Respond appropriately to fire, safety and disaster situations. Maintain equipment to maximize performance and protect usable life. Conduct repairs and preventive maintenance tasks on all HVAC and related ancillary in the physical plant safely and according to EOC and department policies and procedures. Maintain logs of daily readings as required. Ensure accuracy of equipment inventory, including tagging, initial inspection, additions and deletions. Maintain proper placement of tools, trash and scrap material immediately after completion of project. Paint assignment completed neatly in a timely manner. Identify and implement quality improvement efforts. Ensure no patient discomforts or downtime of essential equipment. Report to work on time, and if necessary, report tardiness to appropriate person. Maintain a professional appearance according to job requirements at all times. Utilize Personal Protective Equipment (PPE) appropriately for optimal protection. Provide feedback to management on sales opportunities. Creatively seek new opportunities to increase productivity without increasing costs. Look for cost savings as well as enhancement opportunities for the hospital and department. Attend all required mandatory educational sessions. Assume personal responsibility for ongoing continuing education and professional development. Accept additional work assignments as assigned by supervisor. Over 8 years of experience in the following areas, comprehensive experience with Building Management systems. Knowledge of HVAC requirements for Operating Room, and other treatment areas, with air changerate requirements and testing procedures. High school diploma or its equivalent. Ability to analyze HVAC systems to identify and correct problems. Knowledge to test and balance air handlers, pumps and fans, and system components (terminal units with pneumatic or direct digital controls). Auto Cad / Technical drafting. LA driver’s license.
