What is an Occupancy Verification? Mortgage lenders require periodic updates on their properties and send out independent contractors to perform them.

The purpose of the property inspection is:

To verify property occupancy.

To report on the general condition of the property using a mobile application.

Most inspections are exterior only. About 10% require interior photos after the property has gone vacant.

We contract with inspectors at a county level.

Inspectors are responsible for completing all inspections in their county, and may share the county with another inspector if there is sufficient volume.

Responsibilities

Typical inspection should take 5-6 minutes.

Complete the inspection within 4 days after it is assigned.

Report general property conditions and determine occupancy based on industry standards.

Take 9+ photos of the property with brief comments.

Complete a short form in an app.

Be able to spend extended periods driving while making numerous stops in the assigned territory.

Requirements

Computer with an internet connection

Reliable vehicle (good mileage is a plus as you pay for your own gas)

Smartphone (Android or iPhone)

Printer

Pass a standard background check with a valid driver’s license

Pay & Hours This is a 1099 position.

Each inspection has a flat rate.

Rates vary based on county and volume.

Although paid per inspection, the equivalent pay is roughly

$30-$40 per hour .

Depending on the county and whether it is urban or rural, you may complete anywhere from 20 to 500 inspections per month while working 2 to 30 hours per week.

Lower volume counties offer higher rates, and higher volume counties offer lower rates.

Work is consistent month-to-month.

Earn more as you become established, have greater availability, or cover a larger territory.

No additional mileage reimbursement above the flat fee per inspection.
