The purpose of the job is to perform skilled and semi‑skilled work in the installation, maintenance and repair of electrical, mechanical, plumbing and HVAC systems and equipment; to perform general carpentry and minor building construction and renovation work; and to perform related work as required. The class works within a general outline of work to be performed, develops work methods and sequences under general supervision. ESSENTIAL TASKS:

Installs, maintains and repairs various plumbing systems and equipment, including but not limited to bathroom fixtures, water heaters / coolers, water lines, valves, drain lines, water fountains, etc. Installs, maintains and repairs electrical components and equipment, including but not limited to general electrical wiring, electrical outlets, switches, breakers, light fixtures, ballasts, circuits, security lights, ground lights, etc.; changes light bulbs as needed. Cleans, services, repairs and/or replaces HVAC and refrigeration systems and equipment. Repairs appliances. Troubleshoots and diagnoses routine equipment and system problems; schedules and performs routine repair work or parts replacement. Performs general carpentry, roofing, siding and masonry work for building construction / renovation as required. Pours and forms concrete. Paints interior and exterior walls and structures. Assists with airport maintenance projects, as necessary. Operates heavy equipment to perform construction work, including but not limited to digging footings for foundations, installing / repairing water and sewer lines, landscaping grounds, hauling materials to and from job sites, etc. Raises flags; unlocks doors; sets alarm systems. Supervises the work of trustees assigned to building maintenance activities. Maintains assigned tools and equipment. Maintains accurate records on maintenance/repair work completed. Performs all work in accordance with all applicable policies, procedures, regulations and standards of safety and quality; ensures the timely completion of all assignments. Attends training, meetings, seminars, and/or workshops to enhance job knowledge and skills. ADDITIONAL JOB FUNCTIONS

Requires leading, operating or repairing complex machinery or equipment that requires extended training and experience, such as HVAC equipment, electronic equipment, and heavy shop equipment; may involve installation and testing. Involves operations of limited scope. COGNITIVE REQUIREMENTS

REASONING REQUIREMENTS:

Requires performing skilled work involving rules/systems with almost constant problem‑solving. MATHEMATICAL REQUIREMENTS:

Requires using basic algebra involving variables and formulas and/or basic geometry involving plane and solid figures, circumferences, areas and volumes. LANGUAGE REQUIREMENTS:

Requires reading technical instructions, procedures, manuals and charts to solve practical problems; composing routine reports and specialized reports, forms and business letters with proper format; speaking compound sentences using normal grammar and word form. MENTAL REQUIREMENTS:

Requires doing clerical, manual or technical tasks prescribed by standard practices but which may require computation, the use of several procedures, and the use of independent judgments with obvious choices; requires normal attention for accurate results. VOCATIONAL/EDUCATIONAL AND EXPERIENCE PREPARATION

VOCATIONAL/EDUCATIONAL PREPARATION:

Requires technical degree. EXPERIENCE REQUIREMENTS:

Two (2) years of related work experience. SPECIAL CERTIFICATIONS AND LICENSES:

Must possess a valid state CDL driver’s license. South Carolina EPA Type II HVAC Certification. AMERICANS WITH DISABILITIES ACT REQUIREMENTS

PHYSICAL AND DEXTERITY REQUIREMENTS:

Requires medium‑to‑heavy work that involves walking, standing, stooping, lifting, digging, pushing or raising objects and also involves exerting between 20 and 50 pounds of force on a recurring basis and 50 to 100 pounds of force on an occasional basis. ENVIRONMENTAL HAZARDS:

The job may risk exposure to bright/dim light, dusts and pollen, extreme heat and/or cold, wet or humid conditions, extreme noise levels, vibration, fumes and/or noxious odors, moving machinery, electrical shock, heights, disease/pathogens, and toxic/caustic chemicals. SENSORY REQUIREMENTS:

The job requires normal visual acuity and field of vision, hearing and speaking ability, depth and texture perception, odor perception and color perception. JUDGMENTS AND DECISIONS
