Position Summary

This position reports to the Principal and will be responsible for managing a portfolio of stabilized assets as well as assets under development. The Associate will also have primary responsibilities for developing and executing asset management strategies related to individual properties and property portfolios.

Principal Duties and Responsibilities

This list of duties and responsibilities is not all inclusive and may be expanded to include other duties and responsibilities, as management may deem necessary from time to time.

Analyzes and contributes to underwriting and due diligence activities in support of acquisition and development opportunities.

Coordinates and prepares materials required for submission to Investment Committee.

Assists with monitoring Project Manager’s development reports for assets under development.

Performs real estate financial and market analysis for purposes of structuring and negotiating lease deals, hold/sell analysis, and risk mitigation/value creation activities.

Assists in quarterly and annual asset valuations processes in accordance with the Valuation Policies & Procedures as established by the Fund.

Monitors monthly & quarterly Property Management reports prepared by third party or affiliated service providers. Routinely monitors actual asset performance compared to budget.

Monitors and reports on existing tenant financials and credit profiles.

Monitors real estate market reconnaissance to keep apprised of changes in local markets.

Assists with monitoring the productivity of third party or affiliated leasing professionals and adherence to underwriting proformas.

Assists with the disposition process of existing assets, including reviewing and monitoring marketing materials, due diligence, and closing requirements.

Provides QAQC on all property performance information going to the Fund. Provides property level updates for Fund’s quarterly reporting package, as needed.

Assists with monitoring major property level operational and capital expenditure projects.

Analyzes and contributes to the preparation of annual property budgets and strategic plans.

Interacts with senior management, brokers and other third parties as needed regarding assets and/or asset performance.

Provides onboarding and training of asset management functions, policies and procedures for junior team members.

Knowledge, Skills & Abilities

The requirements listed below are representative of the knowledge, skills, and abilities required to perform this job successfully.

A minimum of a Bachelor’s degree, preferably in Finance, Real Estate, or a related field.

A minimum of 3 years of progressive experience in asset management of institutional quality assets with an advanced understanding of real estate asset management, finance principles, complex deal structures, leasing, lease documents, and property operations.

Ability to analyze and interpret information with strong research capabilities.

Experience in Excel financial modeling; Argus experience preferred.

Demonstrated ability to review and underwrite key contracts (leases, loan documents, property-level agreements, etc.)

Sound judgment, problem solving skills, and independent thinking and decision-making ability.

Must be a well‑organized and self‑directed individual who is disciplined in oversight of details yet possesses a “big picture” perspective.

Must have an awareness and understanding of portfolio goals and ability to develop and monitor specific plans.

Demonstrated ability to direct and monitor the activities of others.

Must have an in-depth understanding and knowledge of real estate agreements.

Team player with the ability to work independently and under pressure in an entrepreneurial environment.

Strong written and oral communication skills are required.

Ability to organize and manage multiple priorities.

Proficient in Microsoft Office suite, specifically Word, Excel, PowerPoint, and Outlook.

Working Conditions

There will be some variation in work hours due to position specific projects and deadlines. Occasional travel may be required.
