Experience with mortgage field inspections is not required but an ability to effectively manage time and meet deadlines is crucial. Based in Reno, NV, FAR Inspections has been in business for over 9 years.
What is an Occupancy Verification? Mortgage lenders require periodic updates on their properties and send independent contractors to verify occupancy and assess property condition. The purpose of the property inspection is:
To verify property occupancy.
To report on the general condition of the property using a mobile application.
Most inspections are exterior only; about 10% require interior photos after the property has gone vacant.
We contract with inspectors at a county level. You would be responsible for all inspections in your county, sometimes sharing the county with another inspector if there is enough volume.
Responsibilities
Completing the inspection within 4 days after assignment.
Verifying property occupancy and reporting general property conditions based on industry standards.
Taking 9+ photos of the property with brief comments.
Completing a short form in a mobile app.
Spending extended periods driving while making numerous stops during the day in the assigned territory.
Most common type of inspection takes 5-6 minutes.
Requirements
Computer with internet connection.
Reliable vehicle (good gas mileage is a plus as you will be paying for your own gas).
Smartphone (Android or iPhone).
Printer.
Pass a standard background check using a valid driver's license.
Pay and Hours This is a 1099 position. Each inspection has a flat rate, varying by county and volume. You will be paid per inspection and may earn the equivalent of $30-$40 per hour. Depending on the county and if it is urban or rural you will complete anywhere from 20-500 inspections per month working 2-30 hours per week. Lower volume counties have higher rates and higher volume counties have lower rates. There is no set amount of inspections per month, but the work is consistent month-to-month.
