What is an Occupancy Verification? Mortgage lenders require periodic updates on their properties. The purpose of the property inspection is to verify occupancy, report on the general condition of the property using a mobile application, and take exterior photos for most inspections and interior photos for a small percentage of vacant properties.

Responsibilities
Most inspections take 5‑6 minutes.
Complete each inspection within 4 days of assignment.
Report general property conditions and determine occupancy based on industry standards.
Take 9+ photos of the property with brief comments.
Complete a short form in a mobile app.
Spend extended periods driving with multiple stops during the day in the assigned territory.
Requirements
Computer with internet connection.
Reliable vehicle (good gas mileage is a plus as you pay for your own gas).
Smartphone (Android or iPhone).
Printer.
Pass a standard background check using a valid driver's license.
Pay and Hours This is a 1099 position. Each inspection has a flat rate; rates vary by county and volume, earning the equivalent of $30–$40 per hour. Depending on county and whether urban or rural, you may complete between 20–500 inspections per month, working 2‑30 hours per week. Low‑volume counties offer higher rates; high‑volume counties lower rates. Work is consistent month‑to‑month, with potential to earn more as you become established and cover larger territories. No additional mileage reimbursement beyond the flat fee per inspection.
