Facility Maintenance & Maintenance Job Summary:

Maintain, repair, install and operate boilers, refrigeration equipment, generators, air conditioning facilities and all appurtenant equipment driven by steam, air, diesel, gas, water, or any other power-developing energy. This position also patrols, inspects and maintains all mechanical equipment to obtain the most economical and efficient results. This position requires HVAC certification. Supervisory Responsibilities:

None Duties/Responsibilities:

Mount compressor and condenser units on platform or floor using hand tools, following blueprints or engineering specifications. Installation, service, troubleshooting, and repairs including chillers, air handling units, controls, package units, split systems, exhaust fans, refrigerators, freezers, hot/chilled water pumps. Involvement in site predictive maintenance program; previous experience highly desirable. Tasks ranging from operation of systems to examination and evaluation of equipment to determine needed repairs. Install refrigeration and air conditioning systems by positioning compressors, motors, condensers, humidifiers, evaporators, heaters, and other components per design specifications. Charge refrigeration systems with refrigerant and test for leaks. Start unit and adjust cut‑in and cut‑out of refrigeration units, humidifiers, heaters, air cleaners, and circulating pumps. Adjust systems for optimal performance. Maintain refrigeration and air conditioning systems by checking performance and determining problems; repair, adjust, or replace defective elements. Install, maintain and repair electrical and pneumatic systems associated with refrigeration and air‑conditioning equipment from the safety switch through the equipment. Install, maintain, repair, and operate all types of centrifugal and reciprocating refrigeration/air‑conditioning systems; also all types of pneumatic/electro‑mechanical temperature controls. Perform necessary plumbing procedures to ensure operation of systems and equipment. Perform preventive maintenance. Perform other duties and shift coverage as required. Required Skills/Abilities:

EPA certification to purchase and handle ozone depleting chemicals as outlined in federal and state regulations. Ability to read blueprints, sketches, and specifications for air‑conditioning and refrigeration systems; follow oral instructions; use shop mathematics; lay out work. Broad trade knowledge of mechanical principles on standard shop methods of the Refrigeration and Air‑Conditioning Mechanic Trade. Experience and/or certification in one or more predictive maintenance technologies (vibration analysis, infrared, ultrasound, etc.). High level of computer aptitude and knowledge of MS Office applications (Word, Excel, etc.). Ability to interpret and develop technical reports. Ability to operate testing equipment for the systems; use all necessary tools; follow standard methods; occasionally perform unusual and difficult operations. Physical Requirements:

Prolonged period of standing, bending, reaching, and working with hands. Occasional periods of prolonged exposure to loud noises. Ability to lift up to 75 pounds at times. Ability to stand, walk, reach with arms and hands as necessary. Ability to hear and see to position and safety requirement levels. Occasional exposure to elements such as heat, cold, noise, dust, dirt, and chemicals. Special Qualifications/Requirements:

Must pass a federal, state, or local government background investigation as required. North American Technician Excellence (NATE) certification for heating, ventilation, air conditioning and refrigeration (HVACR). One of the following: HVAC Excellence Professional Level Certification, UA Star HVAC Mastery Certification, or Union Local Journeymen Certification.
