LEASING CONSULTANT Job Summary: The Leasing Consultant is responsible for all aspects of leasing, marketing, and maintaining positive resident relations for a property.
Essential Duties & Responsibilities
Property Leasing and Administration
Regular/daily onsite attendance required
Effectively show, lease, and move in prospective residents; greet, qualify, tour the community, and sign a lease
Conduct all functions necessary to close sales: making appointments, generating new leads, conducting tours, maintaining model units, and follow‑up
Complete all leasing paperwork before move‑in
Assist with lease audits, walking units, and turnaround process
Maintain accurate prospect traffic and leasing data; respond to prospect leads within 24 hours
Utilize established sales and marketing strategies to increase property traffic, maintain closing ratios, and exceed leasing goals
Perform various administrative tasks as needed
Deal with resident complaints, concerns, and requests to ensure resident satisfaction
Assist in developing and implementing resident retention programs (e.g., resident functions, special promotions, monthly newsletter)
Contribute to the upkeep and cleaning of office, common areas, and model units
Marketing & Outreach: Assist in implementing annual marketing plan outreach
Review and assist in completing market surveys/analysis to generate ideas and formulate plans
Maintain thorough product knowledge of the property and competition as well as market conditions; complete weekly market survey report
Customer & Resident Relations: Manage excellent customer service, monitor service request turnaround and responsiveness
Project a favorable image of the community to achieve property objectives and public recognition
Ensure consistency in dealing with residents on all matters
Enforce community policies as delegated by the immediate supervisor
Education / Experience
High School Diploma or Equivalent
Basic computer skills; ability to perform all on‑site software functions
Basic knowledge of Fair Housing Laws and OSHA requirements
Physical Requirements
Regular movement to accomplish tasks, including the ability to lift or move objects up to 25 lbs., navigate ladders, stairs, scaffolding, ramps, and tight spaces
Prolonged standing or sitting, ability to work overtime, weekends, night hours (emergencies)
Experience in outdoor environments with precipitation or wind; capacity to work in small or enclosed spaces; ability to handle hazardous chemicals; ability to traverse varied terrain
Compensation and Benefits Salary Range: $15 per hour to $16 per hour.
Our compensation considers skill set, background and training, certifications, and relevant experience.
