Phoenix Investors is seeking a full-time Real Estate Paralegal/Title Analyst to join its team! As a Real Estate Paralegal/Title Analyst, you will directly assist in the acquisition, operation, and management of the company’s real estate portfolio.
Review title commitments, ALTA/NSPS Land Title Surveys, and supporting documents, including easements and restrictions
Analyze risks, present findings to attorneys and executive management, and prepare objection notices
Work with title companies and surveyors to revise commitments, pro forma policies, and ALTA/NSPS surveys
Draw out and compare deed legal descriptions with those shown on surveys and on GIS websites, and request edits as necessary
Research zoning ordinances and coordinate with surveyors to subdivide existing properties
SNDA & Estoppel Certificates Draft, distribute, and track estoppel certificates; follow up with tenants and stakeholders as needed.
Lease Abstracting Prepare detailed lease abstracts summarizing key lease terms for new leases and lease amendments, internal databases, and legal review.
Default Letters Draft and issue default letters to tenants in coordination with in-house counsel to ensure compliance with lease terms and legal procedures.
Construction Contract Support The Paralegal/Title Analyst will also assist with legal support for in-house construction-related matters, including:
Construction subcontract forms, property management service contracts, and design services agreements
Construction contracts and vendor agreements in coordination with the construction and legal teams
Purchase and Sale Transactions The Paralegal/Title Analyst will also assist with legal support for purchase and sale transactions, including entity formation, due diligence, title and survey matters, financing issues, and the closing process.
