Senior Maintenance Worker

Primary Purpose
This position is accountable for contributing to the maintenance of the center by troubleshooting repairs and performing preventive maintenance related to mechanical, electrical, HVAC, plumbing systems and physical structural elements, and by coordinating the work of other maintenance personnel. The role also ensures cleanliness of common areas, parking lot, sidewalks, and service bays.
Principal Responsibilities
Routinely inspect the facility, troubleshoot and repair mechanical, electrical, air conditioning, plumbing systems and any structural elements.
Perform a variety of maintenance/minor repair activities on interior and exterior areas, including painting, drywall, structural repairs, parking lot and sidewalks, plumbing repairs, drain clearing, and lighting/lamp/fuse/ballast replacement.
Operate equipment to perform preventive maintenance, minor repairs and maintain cleanliness of property.
Assist other departments (e.g., Marketing, Local Leasing) with event setups and cart placement/repair.
Perform work in accordance with applicable standards, policies, regulatory guidelines (OSHA) to promote a safe environment.
Schedule and perform preventive maintenance programs as assigned.
Maintain inventory systems, records, files, safety data sheets, supplies, equipment, and tools.
Inspect air handling units, tighten or replace belts, replace filters, grease components, and maintain logs.
Perform exterior custodial duties: sweep sidewalks, mop, operate steam cleaner, vacuum, collect trash, operate compactor.
Assist in supervising maintenance staff by assigning duties, overseeing work, and providing guidance.
May perform additional maintenance duties as assigned.
Minimum Qualifications
High School Diploma or GED (preferred). Technical school certifications and/or training preferred.
Minimum 2‑3 years of building maintenance experience with carpentry, HVAC, electrical, mechanical, and plumbing functions.
Ability to read, interpret documents and comprehend instructions.
Ability to present information effectively to management, employees, tenants, and external contacts.
Common sense troubleshooting, data collection and fact establishing.
Skills in paint, electrical, plumbing, drywall.
Self‑starter with ability to work independently.
Capability to diagnose equipment problems.
Knowledge of basic electrical systems.
Knowledge of safety rules, hazards, and accident prevention measures.
Availability for days, evenings, weekends, and holidays.
Basic knowledge of fire protection hydraulic and alarm systems.
Valid driver’s license.
Ability to lift and carry up to 50 pounds.
