What You’ll Do The Real Estate Equity Portfolio Management team is currently recruiting for a Portfolio Analyst II. In this role, you will provide analytical support to the U.S. Property Portfolio Team including sensitivity and variance analysis of annual operating budgets and business plans, asset valuation models, portfolio diversification, performance returns and attribution and other asset/portfolio metrics as directed by the team. Additionally, you will assist portfolio managers with external communication to clients and consultants.

Responsibilities

Portfolio Analysis: Develop extensive knowledge of the assets within the portfolio. Provide analytical support regarding business plans and investment strategies including portfolio performance, diversification measures, sensitivity analysis, variance analysis, attribution, and other relevant financial analysis. Address less complex consultant and client questions regarding portfolio analysis.

Information Management and Reporting: Ensure a coordinated flow of quality information reaches portfolio managers, consultants, and clients. Assist in the reporting of economic and statistical portfolio reports as required by consultants and clients, and internal stakeholders. Provide quality control of portfolio management information.

Portfolio Research: Conduct ongoing and special project research as necessary. This includes, but is not limited to, in-depth review and analysis of the portfolio, acquisition and disposition candidates, in addition to trends within the real estate investment environment and emerging macro environment that impact real estate supply and demand.

Market knowledge: Continue to develop an understanding of real estate market/ portfolio dynamics. This may include occasional travel to relevant markets.

Who You Are

Bachelor's degree, or equivalent experience in finance, business or related field. Emphasis in real estate preferred.

2+ years of analytical commercial real estate experience required, preferably in asset management or acquisitions.

Working knowledge of commercial real estate modeling techniques including ARGUS. Proficiency in Microsoft Excel required; experience with modeling software/analysis tools are preferred.

Strong analytical, organizational, interpersonal and communication skills (verbal and written).

Success in this position requires attention to detail, a strong quantitative financial background and the ability to make effective decisions.

Ability to work effectively in a deadline driven environment while balancing multiple priorities.

Travel as required, approximately 10%.

Salary Range Information Salary ranges below reflect targeted base salaries. Non-sales positions have the opportunity to participate in a bonus program. Sales positions are eligible for sales incentives, and in some instances a bonus plan, whereby total compensation may far exceed base salary depending on individual performance. Actual compensation for all roles will be based upon geographic location, work experience, education, licensure requirements and/or skill level and will be finalized at the time of offer.

Salary Range (Non-Exempt expressed as hourly; Exempt expressed as yearly)

$86,450 - $116,850 / year

Time Off Program Flexible Time Off (FTO) is provided to salaried (exempt) employees and provides the opportunity to take time away from the office with pay for vacation, personal or short-term illness. Employees don’t accrue a bank of time off under FTO and there is no set number of days provided.

Location This role will be based out of our World Headquarters located in Des Moines, IA.
