Makes new home sales by demonstrating product features, designs, and benefits to potential homebuyers. Utilizes sales and marketing techniques, Company guidelines, and knowledge of assigned communities to achieve division and Company goals to ensure customer satisfaction in accordance with Company objectives. Responsibilities
Effectively manages sales generation by utilizing corporate marketing materials, model homes, local resources and realtor relationships. Show the community, lots and spec homes to prospects and realtors. Market community (participation in local events or local sales organizations). Acts as trusted advisor/primary point of contact for home buyers from initial meeting through home closing. Scope may vary during phases of the sales process. Tour and demonstrate model homes. Identify needs of potential home buyers and match related solutions to generate excitement. Sell features/benefits of M/I Homes product and experience, including: M/I History and culture Confidence Builder program Community advantages Financing programs tailored to buyers\' needs Advantages relative to Division Comparatively shop products of competitors and visit others operating in the same geographical areas. Prospect and visit realtors. Participate in Division meetings. Maintain buyer interest by using listening and negotiating skills when confronted with objections, skepticism, conflict, etc., and offer specific alternatives. Ensure a realistic, satisfactory home-building experience by proactively communicating with the home buyer throughout the building process. Communicate appropriate information to other M/I personnel (e.g., Production, Design Center, MIFC). Attend Buyer Builder Conference and Pre-Closing Walk-Through events. Show/walk lots and homes under construction with customers under contract. Engage in community management (drive/walk through community to check appearance, signage, and maintenance status of homes). Visit homes under construction to check status. Meet with construction personnel regarding issues/status of homes. Ensure fair and consistent treatment by solving problems within authorized scope and communicate results to required stakeholders. Optimize information flow by using Company systems (including CFT/Pivotal and electronic mail). Provide consistency in superior customer service by guiding and coordinating an associate\'s workflow through instruction and coaching. Qualifications and Requirements
Minimum Education Experience:
Associate’s degree (A.A.) or equivalent in specialized training from a two-year college or technical school, combined with at least one year of relevant coursework in sales and marketing techniques and one to five years of related experience and/or training; thorough knowledge of the housing market in relevant geographical locations. Skills and Abilities: Ability to interpret, analyze, and evaluate information relative to selling techniques and potential homebuyer issues. Self-motivated with a persuasive, enthusiastic, customer-service oriented personality and outstanding negotiation and organizational skills; detail-oriented. Excellent verbal and written communication skills for high interaction with a variety of people inside and outside the organization. Decisiveness and good judgment, problem-solving and analytical skills to act with authority in an environment with limited direction. On request and on terms established by the Company, obtain and maintain all appropriate state or local licenses (e.g., contractor\'s license, real estate salesperson and/or broker license) for mutual benefit of employee and Company.
