RESPONSIBILITIES Operations

Supervise the maintenance, operation and repairs of regional open air shopping centers and other individual sites.

Conduct in person property visits on a weekly basis and more often, as needed.

Monitor tenant compliance with Leases.

Promptly respond to tenant and customer issues, coordinate maintenance staff or contractors as needed to troubleshoot and/or resolve the issue.

Coordinate Landlord repair obligations with tenants and Landlord’s contractors.

Manage vendor contracts and service agreements.

Review in detail all purchase orders prepared by the project to insure clarity and justification of request.

Manage work order system; follow up on outstanding work orders through completion and close out.

Review leases prior to execution and initiate correspondence upon lease commencement.

Ensure compliance with insurance coverage of tenants and contractors.

Be available to respond to emergencies at night, weekends, and some holidays.

Administrative, Accounting, Budget

Prepare annual expense forecast for budget approval.

Review the status of operating budget; determine necessary reductions or increases in allocations and have changes approved, as necessary.

Identify and prioritize capital needs and prepare annual capital budget.

Review, incorporate support documentation, code, and approve invoices for payment.

Review receivables and assist in collection.

Review utility logs and identify abnormal billings; coordinate with respective contractors to resolve any problems causing abnormal usage.

CPM / CPM Candidate and previous commercial property management is preferred.

Detail oriented, strong organizational skills, and independently driven.

Strong problem-solving, decision-making, and communication skills are required.

Microsoft Office proficiency and experience with work order systems are required.
