Title: Property Manager/Development Manager
Adams & Company is an Atlanta based owner, manager and developer of retail and office properties located in Sandy Springs. In business since 1979, Adams & Company is a small firm, and all properties are within a 45-minute drive from the office.
Responsibilities
Supervise third‑party construction and maintenance of their properties.
As a developer, Adams & Company tries to build new buildings and buy existing ones on a consistent basis. As an owner and manager, they are constantly involved in renovations, tenant buildouts, and maintenance projects.
Duties Include
Planning, designing, permitting, bidding, and supervising the construction of:
New retail or office buildings (historically on average one per year)
Tenant buildouts (ongoing)
Miscellaneous renovations and repair work to buildings (ongoing)
Assisting in operations of the building portfolio:
Due diligence for new acquisitions, including materials for loan closings
Reviewing tenant requests for their own construction, signage, etc.
Interpret and politely implement tenant lease terms
Schedule and monitor periodic maintenance for building systems
Utility billing and annual CAM billing
Maintain and interpret maintenance and construction records
Communicate with tenants and vendors with empathy and polite pragmatism
Other management issues outside the scope of our property maintenance team
Job requires on‑site interaction at construction projects; hybrid work schedule possible.
Approx. 30 hours per week.
Qualifications
Skilled in interpreting construction methods, contracts, and drawings.
Leadership skills with the ability to supervise contractors and subcontractors.
Bachelor’s Degree and 5+ years of Property or Construction Management experience preferred.
Self‑starter with the ability to work independently.
Clear and concise oral and written communication skills.
Excellent time management and organization.
Maintaining excellent relationships with tenants and contractors.
