Granville Homes is seeking a Resident Manager/Leasing Agent to join its Property Management Team. The Resident Manager/Leasing Agent oversees various rental properties while maintaining positive relationships with existing tenants. This position requires living and working on-site, delivering customer service and pertinent information to prospective tenants.
Reports to: Property Asset Manager
Position Type: Full-Time (40 hours/wk.)
Schedule: Monday through Friday 8:00 a.m. to 5:00 p.m. Weekends and after-hours work may be required as department needs demand. Hours can vary per assigned community.
Base pay range:
$23.00/hr - $25.00/hr
Essential Functions
Required to live and work on-site at the property assigned.
Self-starter who requires little supervision with high level of integrity.
Greeting, showing/touring apartments to prospective residents.
Processing and supervising resident applications and credit screening.
Has discretion regarding vendors (e.g., retaining vendors and terminating vendor relationships).
May be required to oversee more than one residential property.
Assist with preparing tenant-related notices and work with outside legal counsel during eviction procedures.
Negotiates and renews both residential and commercial tenant leases.
Processes leasing, move-in, move-out and unit turn procedures.
Maintains prospect, traffic, delinquent and leasing data reports.
Rent collection, receipting and deposit processing.
Processes maintenance/repair work orders and invoices.
Maintains tenant account ledgers.
Supervises the maintenance and operations of the entire property.
Coordinates and participates in on/off site tenant or other community events.
Resolves tenant and/or maintenance issues in a timely and cost-effective manner.
Maintains a high customer service satisfaction rating.
Oversees all aspects of the day-to-day operations of the property and leasing office.
Knowledge, Skills and Experience Education/Experience
High School Equivalency; AA preferred
Three years’ experience in a Resident Manager role with increasing managerial responsibility
Three years' experience with property management; AppFolio preferred

Work Environment This job mainly operates within an office environment and routinely uses standard office equipment such as computers, phones, and printers.
Physical Demands

Frequently sit and climb stairs to access multi-floor tenant units.
Frequently lift and/or move up to 10 pounds and occasionally up to 50 pounds.
Specific vision abilities required: close, distance, color, peripheral, depth perception, and ability to adjust focus.
Travel is primarily local during the business day. Work Authorization: Must be eligible to work in the United States.
Minimum Requirements
Three years’ experience in a Resident Manager role with increasing managerial responsibility
A passion for providing exceptional customer service while upholding industry and company standards and compliance
Availability to work a flexible schedule including some nights and occasional weekends
