A Successful Agent Will

Acquire expert market knowledge of the Southern Nevada real estate market (in a selected territory or product type) including existing owners, new buyers, users, CAP rates, rental rates, incentives, pricing, submarkets, competition, etc.

Build expertise in selling and leasing Class A, Class B or Class C properties in the selected territory or product type.

Secure new and expanded business opportunities through prospecting, networking, and relationship building.

Provide clients with relevant information on leasing availability, current market conditions, and property values.

Meet or exceed expected levels of gross commissions annually. Expectation levels to be discussed privately.

Provide consistent client service using CRM, listing sites, data sites, market reporting, and analysis.

Contribute to the team culture, work with others within a team environment.

Advance the MDL Group brand in all business transactions, demonstrating the company’s core values of Integrity, Professionalism, Pride of Ownership, Community, Family, and Gratitude.

Enhance the company’s reputation by joining industry associations and supporting both industry and charitable events.

Qualifications

Nevada real estate license (or willingness to get your license)

Sales acumen

Degree – a plus but not necessary

A successful career in commercial real estate requires a strong commitment of time and effort, especially in the early years. Think of it as starting your own business—because in many ways, that’s exactly what it is.

Expect to invest long hours (often 12‑hour days) in the first three years, just like an entrepreneur launching a startup. You’ll be building your expertise in marketing, finance, construction, legal, zoning, planning, and market knowledge—all while developing your network and clientele.

The first year is like an apprenticeship, where you’ll receive mentorship, training, and resources to lay the foundation for your career.

Competency typically takes about three years, at which point you’ll have the skills and experience to navigate deals with confidence.

Mastery takes a minimum of five years, when your business—your book of clients, deal flow, and reputation—is established. At this stage, you’ll have the ability to control your income, your schedule, and your future. However, expect that you’ll continue to learn new things every day for the rest of your career.

Compensation/Pay

Entry‑Level (0‑2 Years) – $30,000–$85,000 (Split with the company, may take months to close first deal)

Mid‑Level (3‑5 Years, Established Pipeline) – $100,000–$250,000+

Top Performers (5+ Years, Well‑Established) – $300,000–$1M+

Elite Brokers (Top 1%) – $1M–$10M+
