Property Manager (Conventional, MF) Overview The Property Manager (Conventional) oversees the daily operations and success of a multifamily community during its lease‑up phase and through ongoing stabilization and occupancy. This role is responsible for achieving occupancy and financial goals through strong leasing performance, exceptional resident service, and effective operational management. Working independently, the Property Manager serves as the on‑site point of contact for residents, vendors, and regional leadership, ensuring the property reflects the Company’s standards of quality, professionalism, and care.

Reports to Regional Property Manager (Conventional, Multifamily)
Key Responsibilities Leasing & Marketing / Lease‑Up Execution
Lead all leasing activities to achieve occupancy and stabilization goals during the lease‑up phase and through ongoing stabilization
Conduct property tours, process applications, prepare lease agreements, and coordinate move‑ins and renewals
Develop and execute local leasing strategies and plans to meet absorption and stabilization targets
Partner with the marketing team to execute advertising, outreach, and social media strategies that drive qualified traffic and brand awareness
Monitor leasing data, track performance metrics, and adjust strategies to maintain a competitive market position
Property Operations
Oversee daily property operations including curb appeal, unit readiness, maintenance coordination, and vendor scheduling
Conduct regular property inspections to ensure cleanliness, safety, and compliance with company and ownership standards
Manage work orders and follow up with residents and vendors to ensure timely resolution of service requests
Maintain accurate property documentation and ensure compliance with Fair Housing, ADA, and company policies
Assist in developing and managing the property’s annual operating budget in partnership with regional leadership
Monitor rent collections, delinquencies, and expenses to support financial performance goals
Review monthly reports, identify variances, and communicate recommendations for corrective action
Process invoices, purchase orders, and resident billing accurately and in a timely manner
Resident Relations & Collaboration
Serve as the primary on‑site contact for residents, providing a responsive and customer‑focused experience
Address resident inquiries and concerns promptly and professionally, promoting a positive community atmosphere
Build strong working relationships with regional management, accounting, maintenance vendors, and corporate support teams to ensure smooth operations
Support resident retention initiatives and community engagement efforts to foster a welcoming environment
Qualifications Education & Experience
High school diploma or equivalent required, associate or bachelor’s degree in related field preferred
2+ years of progressive multifamily property management experience, lease‑up experience strongly preferred
Demonstrated success with market‑rate and conventional properties required, mixed‑use or affordable experience a plus
Multifamily designations such as NALP, HCCP, ARM, or CAM are a plus
Customer service oriented with a proactive, problem‑solving mindset
Ability to interpret financial reports and support budget management
Organized, detail‑oriented, and capable of managing multiple priorities in a fast‑paced environment
Excellent interpersonal and communication skills to effectively engage residents, clients, vendors, and internal teams
Proficiency in property management systems (Yardi) and Microsoft Office Suite
Valid driver’s license with ability to travel as required
