Essential duties and responsibilities:
- Supervise union building staff, including assigning work, coaching, developing staff, hiring, and disciplinary actions.
- Diagnose and repair issues in HVAC, electrical, plumbing, appliances, carpentry, emergency systems, flooring, hardware, masonry, painting, water features, and waste management systems.
- Coordinate repairs, maintenance schedules, and unit turnovers with property management and maintenance team members. Ensure timely management and closure of work orders.
- Oversee all aspects of new development, including project management, leasing operations, and vendor onboarding for a 1,000-unit residential and commercial building. Manage the lease-up process and vendor onboarding efficiently.
- Conduct regular safety inspections, identify hazards, and ensure compliance with safety regulations. Report concerns to the Property Manager.
- Inspect mechanical systems daily and address safety issues promptly.
- Provide excellent customer service to residents, addressing maintenance needs with friendliness and responsiveness.
- Assist in preparing staff work schedules, preventive maintenance plans, and maintain inventory of supplies and tools.
- Perform routine preventative maintenance activities in collaboration with supervisors.
- Maintain workplace safety policies and standards.
- Conduct move-out inspections and property inspections using inspection software, addressing safety issues immediately.
- Collaborate with the Property Manager on reports such as incident reports and management reports.
- Work with construction and development departments.
- This is a live-in position, including a 2-bedroom apartment accommodation.
Qualifications, skills, and abilities:
- 3-5 years of superintendent experience in a rental building.
- Knowledge of city, state, and federal programs and regulations (not critical).
- Experience with repairs, maintenance, and mechanical systems.
- Effective communication skills with management, residents, vendors, and departments.
- Proficiency with email, Word, and Excel.
- Ability to create and analyze budgets and management reports (helpful).
- Excellent organizational skills.
- Strong leadership and proactive problem-solving skills.
- Customer service orientation with the ability to remain calm under stress.
- Ability to respond quickly to emergencies such as gas, fire, and floods.
- Hands-on property maintenance skills; landscaping experience is a plus.
- Experience with management and facilities software like BuildingLink, ManageCo, Rent Manager, Yardi.
- Ability to work closely with Property Manager and Facilities team.
- Submit daily reports to upper management.
- Standpipe, sprinkler, and FACP licenses are a plus.
- Bilingual skills and rental building experience are advantageous.
