Maintenance Supervisor (Residential Apartments)
Job Summary: Responsible for ensuring overall property maintenance needs are completed in a timely and efficient manner while decreasing costs and staying within budget. Also responsible for developing, mentoring, and leading a high‑performing and cohesive maintenance team.
Supervisory Responsibilities
Recruits, interviews, hires, and trains new staff.
Manages maintenance technicians, housekeepers, groundskeepers, and porters.
Delegates team schedules and prioritizes daily maintenance including work orders, turns, pools, and general grounds keeping.
Monitors all maintenance projects through completion and ensures appropriate follow‑up communication and documentation.
Delegates tasks appropriately to maximize team efficiency.
Ensures all team projects are completed on or before scheduled dates.
Maintains appropriate staffing levels to meet property needs, including on‑call scheduling.
Evaluates employee work performance thoroughly and thoughtfully on an annual basis, providing constructive feedback and achievable goals.
Coaches and mentors team members to aid their advancement within the company.
Duties/Responsibilities Maintenance Management
Ensures maintenance requests are addressed within 48 hours.
Ensures “turns” are completed on or before the day prior to residents’ scheduled move‑in dates.
Reduces costs per unit year over year in Repairs & Maintenance, Clean & Make Ready, and Recurring Replacements.
Reduces utility costs by following Section 13E (Utility and Energy Conservation) of the Policies and Procedure Manual.
Performs general inspections, service requests, repairs, and maintenance as a working supervisor.
Maintains competency in plumbing, heating and cooling systems, pool care, painting, carpentry, roofing, and fencing.
Secures all property assets, including office, buildings, laundry, maintenance shops, and common areas such as fenced courts and swimming pools.
Inspects building and grounds daily to ensure safety, cleanliness, and curb appeal.
Monitors vendor performance and ensures compliance with company guidelines.
Inventory Management
Maintains a clean and organized shop area.
Maintains appropriate inventory levels for timely completion of work orders and turns.
Ensures all maintenance orders stay within budget and GL codes.
Turns all invoices into the Property Manager the day they are received.
Communication
Maintains continuous, detailed daily communication with the Property Manager regarding all aspects of property maintenance.
Communicates effectively and positively with residents to enhance customer satisfaction and retention.
Conveys messages, ideas, and expectations to the Property Manager, maintenance team, and residents clearly and thoroughly.
Compliance
Understands and adheres to the Policies and Procedures Manual, Fair Housing Laws, and OSHA Standards.
Maintains the MSDS binder, ensuring it is current and up to date.
Ensures all safety standards, policies, and procedures are followed by the maintenance team.
Customer Service
Maintains open, honest, and timely communication with residents regarding maintenance requests and property concerns.
Ensures all communicated commitments with residents are fulfilled and appropriate follow‑up communication is provided.
Ensures the maintenance team handles residents’ property carefully and respectfully.
Requirements

Education and Experience
High school diploma or equivalent.
At least two years of related experience required.
At least one year of related management experience required.
Physical and Location Requirements
Must be able to lift up to 30 pounds at times.
Must have reliable transportation, a valid Arizona Driver’s license, a clean driving record, and personal auto insurance.
