Job Description Summary This role oversees and manages the overall performance and profitability of a portfolio of properties within a designated region. It involves developing and implementing effective property management strategies, ensuring high tenant satisfaction, and optimizing financial returns for property owners. The Regional Property Manager coordinates and leads property management teams, collaborates with stakeholders, and maintains a strong understanding of real‑estate market trends in the region.

Job Description

Ensure the portfolio and individual communities meet operational, financial, and business performance goals by inspecting properties, reviewing reports, and developing action plans.

Collaborate with community managers and regional support services to improve asset and team performance.

Implement local and national operational initiatives, championing change and ensuring adoption of revised protocols.

Oversee and manage budgets, ensuring financial targets are met or exceeded.

Prepare and present regular reports on performance, metrics, and market trends to ownership and senior management.

Foster positive relationships with tenants and address concerns promptly.

Implement tenant retention programs to minimize turnover and vacancy rates.

Collaborate with leasing teams to develop effective marketing strategies.

Ensure optimal occupancy rates through targeted leasing efforts.

Oversee maintenance programs to ensure properties are well‑maintained and compliant with regulations.

Maintain property appearance and standards through routine inspections and communicate capital requests.

Implement preventative maintenance plans to extend asset life.

Stay current with local, state, and federal regulations affecting property management.

Ensure compliance with all relevant codes, laws, and regulations.

Identify and mitigate potential risks and maintain appropriate insurance coverage.

Conduct market research and analysis to identify improvement opportunities and stay ahead of trends.

Basic Knowledge & Qualifications

Bachelor’s or Master’s degree in Business, Real Estate, or related field (preferred).

Proven leadership experience managing diverse properties.

Proficiency with property management software (Yardi and/or Real Page), word processing, spreadsheets, and database applications.

Strong financial acumen and analytical skills.

Excellent communication and team‑management skills.

In‑depth knowledge of real‑estate laws, regulations, and market trends.

Ability to build and maintain stakeholder relationships.

Minimum 3 years of relevant experience.

Specialized Skills

Real‑estate license required in certain markets (otherwise preferred).

Industry certifications (e.g., CPM, CAPS, CAM) preferred.

Additional Compensation

Corporate positions may include participation in quarterly or annual bonus programs based on performance.
