Position Overview
Assistant Property Manager – Avenue5 Residential (Tucson, AZ)
Responsibilities
Assist the property manager with day‑to‑day operations, including resident satisfaction, retention, and full resident lifecycle activities.
Understand and implement operations guidelines established in the property management agreement.
Maintain all accounts receivable: collect rent, post rent, make daily bank deposits, and keep a balanced, accurate rent roll.
Accurately complete daily, weekly, and monthly financial and leasing reports.
Audit records and files to identify dates requiring administrative action (lease expiration, delinquent accounts, unlawful detainers).
Collect delinquent account balances from previous residents and process evictions (paperwork, notices, court hearings).
Lease apartments as needed and process move‑ins, move‑outs, and lease renewals.
Shop competitive properties, inspect buildings and grounds for safety and cleanliness, and alert maintenance to needed repairs.
Audit all new and current lease agreements and resident files for accuracy.
Assist the property manager with training staff on leasing, entrance traffic into the computer, marketing, maintenance, and general office operations.
Compose and prepare routine correspondence, rental notices, and other letters and memorandums.
Assist with resident relations and problem resolution.
Assume responsibility for the operations of the property in the manager’s absence.
Comply with all company policies, applicable health and safety rules and regulations, and local, state, and federal laws.
May perform other duties as assigned.
Qualifications
High school diploma required; bachelor’s degree preferred.
Two to three years of property management experience required.
Knowledge of resident rental lifecycle activities required.
Real estate license preferred or may be required in some locations.
Prior experience with Yardi Voyager or equivalent system preferred.
Basic Microsoft Office proficiency (Outlook, Word, PowerPoint, Excel).
Excellent interpersonal and customer service skills.
Strong organizational and time‑management skills.
Valid driver’s license, clean driving record, and current auto insurance required.
Must complete Avenue5 Fair Housing, Diversity and Inclusion Training within the first 30 days of employment.
