Job Description Summary The On‑Campus Regional Property Manager (RPM) serves as the Executive Director of Housing Operations for the University of Kentucky (UK) Campus Housing program. The RPM works directly with UK’s Office of Residence Life, Student Accounts Services, and auxiliary services to support the university’s mission and strategic priorities. The role oversees 15 buildings with a total of 7,500 residence hall and apartment‑style beds, manages a multi‑million‑dollar budget, and leads a team of approximately 42 full‑time employees, 10 part‑time employees, and 80 summer conference staff.
Responsibilities
Develop, analyze, and execute annual budgets, ensuring attainment of financial goals.
Maintain operational financial and business performance standards through inspections, market analysis, and implementation of corrective measures.
Lead and coach a senior management team of associate and assistant directors, setting goals, priorities, and action plans.
Recruit, hire, train, evaluate, and retain staff in accordance with company policies.
Communicate performance results, address client concerns, and uphold Greystar’s reputation as a reliable educational partner.
Analyze market data to identify trends, develop market plans, and drive occupancy and revenue growth.
Ensure property appearance and maintenance meet standards; administer preventive maintenance and capital improvement programs.
Coordinate vendor, consultant, and contractor activities, negotiate contracts, monitor progress, and manage invoicing.
Engage with campus and community teams to fulfill charitable and philanthropic commitments.
Perform various human resources, financial, and administrative reports; complete additional duties as assigned.

Qualifications
Master’s degree and 7–10 years of experience or training in university housing operations.
Familiarity with database systems such as StarRez, Entrata, and/or Yardi.
Strong budgetary and financial performance experience.
Effective verbal and written communication skills.
Excellent organizational leadership with prior supervisory experience.
Outstanding customer service skills.
Proven history of robust relationship‑building.
Previous public‑private partnership experience in higher education is strongly recommended.

Compensation & Benefits Salary: $110,000 – $120,000 per year. Base salary may be eligible for quarterly or annual bonus programs (corporate positions) or weekly, monthly, and/or quarterly bonus programs (on‑site positions).
