Description Responsible for overseeing the maintenance work of an assigned region, including the indirect supervision of maintenance team members, ensuring all parks and team members are in compliance with company, state, federal, and insurance policy regulations. Must manage and maintain their region’s parks with deep care and model the organizational purpose, values, and standards consistently.
Essential Functions Supervisory Responsibilities
Inspect, coordinate, and record work performed by the regional maintenance team.
Conduct initial interviews of candidates for maintenance team openings, referring candidates to leadership team for further interviewing or employment decisions.
Address minor discipline problems with team members, referring problems involving more serious discipline to Development Leader.
Coordinate schedule for monthly Safety Spotlight meetings with regional maintenance team.
Assist in the training of new maintenance team members and arrange for cross training of team members in new trades as work schedule allows.
Lead by example and impose all safety and operational procedures; promote and ensure a safe working environment in compliance with company and regulatory standards by coaching and guiding associates on safety procedures.
Duties/Responsibilities
Frequently travel to communities to follow up on execution of action plans.
Regularly walk the parks to ensure they are in compliance with company standards.
Ensure community tools and equipment are maintained in working order and that the maintenance rooms in every community is in neat and organized condition.
Model and teach the safe use of power tools.
Mow lawns, remove weeds and brushes, and do other yard work including snow, leaf, and debris removal.
Open clogged drains, fix leaks, and perform other simple plumbing jobs.
Install appliances, including but not limited to ovens, ranges, washers, dryers, and dishwashers.
Touch-up painting and repaint buildings, cabinets, or rooms as required.
Change light bulbs, replace fixtures, and similar minor electrical tasks.
Clean homes and RV spaces to prepare for sale.
Clean laundry rooms and common areas such as bathrooms and clubhouses.
Assist with loading or unloading trucks and moving furniture when needed.
Take ownership of property curb-appeal by keeping exterior of communities clean and maintained.
Regularly engage with residents and maintain positive relationships with team, residents, and vendors.
Be available to take emergency calls outside of pre-established office hours and assist in coordinating solutions.
Safely perform physical duties outdoors for extended periods of time during all four seasons.
Fiscal responsibility and budget management to keep projects within reasonable cost.
Submit expense reports in a timely manner.
Maintain a clean and safe working environment and follow all safety and emergency procedures.
Follow PPE and compliance regulations that are established by OSHA.
Other duties as assigned.

EDUCATION And EXPERIENCE

5+ years of maintenance experience.
