Commercial Escrow Officer

to join their team, expand their presence and market saturation in Omaha, NE. This full‑time commercial escrow officer will play a pivotal role in operations, serving as the primary point of contact for commercial real estate transactions.

This position is on‑site in Omaha, NE.

Responsibilities The

Commercial Escrow Officer

will effectively manage real‑estate transactions by establishing new escrow accounts, managing funds, processing documents for closings, and completing settlements in accordance with established policies and procedures. The position serves as a neutral liaison between parties, adheres to company policy, exercises independent judgment and possesses the knowledge and experience necessary to efficiently handle any situation which may arise during the escrow process.

Completes real estate transactions by determining requirements; clearing titles; assembling, preparing, and reviewing closing documents; disbursing funds including compliance with real estate contracts, lender instructions, title requirements, company requirements and other written instructions.

Prepares transaction closing documents by assembling documents and forms.

Facilitates signing appointments with clear explanations of all documents for clients and attorneys.

Collaborates with title department to resolve title issues such as legal descriptions, easements, lot splits, vesting, all tax liens, abstracts of judgments, bankruptcies, boundary disputes, encroachments, etc.

Corresponds with principals, lenders, real estate brokers and attorneys.

Delegates work to and manage the work of escrow assistants in the real estate transaction process.

Ensures strict adherence to company policy, Department of Insurance regulations, RESPA and other state and federal requirements.

Manages and develops client relationships to ensure future real estate closing transactions.

Markets new business and partners with the commercial sales representative on prospective clients.

Updates job knowledge by participating in educational opportunities; reading professional publications; maintaining personal networks; participating in professional organizations.

Assists in developing strategies that will lead to successful revenue growth for the company.

Monitors competition and recommend new solutions for the improvement of service.

Qualifications

5+ years commercial escrow experience directly handling commercial escrow transactions as an escrow officer.

Familiar with standard concepts, practices, and procedures within the escrow/title industry field.

Proficient in Microsoft Office applications.

A natural connector, working confidently with buyers, sellers, brokers, and attorneys to achieve successful outcomes.

Notary public.

Experience handling HUD, FNMA/Freddie Mac financing, SBA transactions and 1031 exchanges preferable.
