Responsibilities

Builder Transaction Management

Coordinate and manage all builder transactions from executed purchase agreement through closing

Serve as the primary transaction point of contact for builders, agents, title companies, and lenders

Track critical deadlines, milestones, and contingencies to ensure timely and smooth closings

Support high‑volume, repeat builder projects with consistency and attention to detail

Listing & Pre‑Listing Coordination (Builder Inventory)

Prepare and manage listing agreements, disclosures, CMAs, and builder‑specific listing documentation

Coordinate photography, staging, signage, lockbox access, and marketing readiness for new construction homes

Input, update, and maintain accurate listing data in MLS and all marketing platforms

Ensure listing information remains current throughout construction, pricing changes, and status updates

Builder Communication & Relationship Support

Maintain proactive communication with builders regarding timelines, inspections, appraisals, and closing readiness

Communicate the offer terms to builders once negotiated by leadership

Provide builders with ongoing updates related to showings, buyer activity, inspections, and transaction progress

Act as a reliable extension of the Truss team to support strong, long‑term builder relationships

Contract, Compliance & Documentation

Review contracts, amendments, and transaction documents for completeness and accuracy

Submit all required documentation to the broker for compliance and file auditing

Maintain organized and compliant transaction files in Truss systems

Ensure brokerage, MLS, and regulatory requirements are consistently met

Inspections, Appraisals & Repair Coordination

Schedule inspections, appraisals, blue tape walks, final walks, and closings

Communicate inspection findings and repair requests between buyers’ agents and builders

Track repair resolutions and follow through to completion prior to closing

Assist with appraisal coordination and timing to support accurate valuation

Title, Lender & Closing Coordination

Coordinate with title companies and lenders to ensure smooth escrow and loan progression

Provide loan status updates to internal leadership as needed

Manage closing logistics, possession timelines, and final documentation

Support or attend closings when required

Internal Tracking & Reporting

Maintain and update internal transaction trackers and builder spreadsheets

Support leadership with reporting related to active listings, pending transactions, and closings

Assist with builder project organization across multiple developments or communities

Post‑Closing & Client Follow‑Up

Coordinate post‑closing follow‑ups as required by Truss processes

Assist with client service needs related to move‑in logistics, warranty contacts, or vendor recommendations

Support referral requests and relationship continuity post‑transaction

General Support

Provide light problem‑solving support on active transactions and escalate issues to leadership when appropriate

Support brokerage operations and builder initiatives as needed to ensure seamless execution

Qualifications

Real Estate License (preferred)

Real Estate Transaction Experience

Exceptional Time Management

Exceptional Communication Skills

Compensation $45,000–$65,000 yearly
