Job Summary

The Property Manager reports to the Regional Manager and is responsible for the day‑to‑day operations of an individual community. The role builds strong teams, manages the residential asset for clients/owners, and oversees budgets, safety, financial reporting, marketing, leasing, collections and overall property performance. Duties / Responsibilities

Build a cooperative team environment, fostering trust and loyalty. Prepare monthly owner‑earnings reports, ensuring accuracy and alignment with the management agreement. Inspect the property regularly to assess quality, maintenance needs, and unit readiness. Coordinate with the Maintenance Supervisor to schedule and execute property improvement projects. Manage the maintenance program, ensuring prompt and courteous responses to work orders. Maintain common areas, halls, stairways, amenities, grounds and playgrounds in clean, safe condition. Ensure contractors are on the approved vendor list; monitor work and report concerns. Control the property budget, keep expenses within limits, and submit timely financial reports. Negotiate leases and renewals, determine optimal rent, and manage vacancy and make‑ready processes. Collect rents, implement eviction procedures when necessary, and maintain accurate records. Provide resident services, resolve complaints, and organize community events. Collaborate with Marketing to develop, execute, and evaluate marketing strategies. Supervise on‑site staff: hire, train, evaluate, and ensure accurate payroll processing. Maintain accurate records, file leases and other documents, and comply with Fair Housing laws. Use Microsoft Office and property‑management software (e.g., RealPage) to perform monthly close‑out. Qualifications

Associate degree (AA) or equivalent, or 2–3 years related experience in property management, leasing, hospitality, or operations. Certified Apartment Manager (CAM) credential preferred. Knowledge of federal, state, and local multi‑family housing regulations and Fair Housing. Business and financial acumen with strong budgeting skills. Excellent written and verbal communication skills. Strong leadership, organizational, and problem‑solving abilities. Education & Experience

Associate degree or equivalent; or 2–3 years related experience. Preferred: CAM credential.
