Job Summary Responsible for delivering effective, efficient, and timely delivery of the Company’s line of services to multiple customers within an assigned geographic territory. Provided a company van and tools, travels to a variety of customer sites to maintain commercial properties. Performs minor carpentry, plumbing and electrical maintenance; preventive, corrective and predictive maintenance, troubleshooting and servicing of commercial HVAC systems. Conducts tests and data analysis to assure proper functioning of equipment and recommends improvements. Utilizes multiple trade skills and strong communication to foster relationships with customers, vendors and team members.
Essential Duties & Responsibilities
Complete thorough preventive maintenance checks and services on all standard package and split‑unit HVAC systems common among light commercial customers, including inspection and repair/replacement of belts and pulleys, cleaning of condensate drain lines, testing power/performance of compressor, fan motor, blower motor, testing safety of burners/heat exchangers, and verifying all safety and operational controls.
General repairs of steam/hot water boiler systems; diagnose airflow and ducting repairs.
Safe, efficient, and EPA‑compliant use of refrigerants on standard package and split‑unit HVAC systems.
Safely diagnose and repair common mechanical, electrical, or system failures on standard boiler, package and split‑unit HVAC systems, including motors, belts, pulleys, compressors, condensers, evaporators, circuit boards, contactors, leaks, and brazing of copper components.
Complete preventive maintenance and repairs per work order requirements; perform minor plumbing maintenance, routine painting, carpentry, and permitted electrical maintenance; conduct service inspections and asset inspections.
Obtain necessary materials and supplies to complete all tasks.
Maintain clear communication with customers and internal support teams; maintain timely and consistent communications.
Obtain and complete required safety and compliance training and attend weekly safety meetings.
Provide estimates for larger projects and services needed on site.
Fully Utilizes Technology (tablet, smartphone)
Access and complete work orders, including notes on services provided.
Create and submit service reports and quality inspection images and reports.
Submit timesheets, expense reports, and purchase card logs.
Qualifications Education: HS diploma or equivalent; HVAC technical certificate or state‑approved HVAC license preferred.
Experience: 5 years of HVAC/general maintenance experience, including electrical, plumbing, carpentry; or equivalent combination of training, education, and experience.
Licenses/Certifications: Must possess applicable certifications, licenses, and a valid driver’s license in good standing; must possess an EPA Universal Refrigeration License.
Language Skills
Ability to read and comprehend instructions, safety policies, operating and maintenance instructions, and procedure manuals.
Ability to write routine reports and correspondence.
Ability to effectively present information in individual and small group situations.
Technical Qualifications & Skills
Complete assigned work orders in a timely manner and communicate status via designated business process.
Operate handheld device and business systems or document management database software (Microsoft Office, Outlook, Word, Excel).
Comply with all applicable codes, regulations, governmental agency directives and Company safety policies.
Perform day‑to‑day repairs, emergency and preventive maintenance on HVAC, plumbing and electrical systems.
Maintain knowledge of OSHA standards and Company safety policies.
Daily local travel between properties.
Physical Demands Regularly required to stand, walk, use hands, reach, stoop, kneel, crouch, crawl, and talk or hear. Frequently required to climb or balance. Regularly lift and/or move up to 25 pounds, frequently up to 50 pounds, and occasionally up to 75 pounds. Specific vision abilities include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.
Work Environment Regularly exposed to moving mechanical parts and risk of electrical shock; exposed to wet or humid conditions; high or precarious places; fumes or airborne particles; toxic or caustic chemicals; outside weather conditions; extreme cold; extreme heat; and vibration. Noise level considered normal. Requires driving a company vehicle daily and wearing safety equipment such as steel‑toe shoes, hearing protection, noise protection, hardhat, eye protection, and hand protection. Abide by OSHA lock‑out/tag‑out, HAZCOM guidelines, and all Company and Customer driven safety initiatives. Work hours governed by business volume and contract schedules. Ability to handle stressful situations and remain calm in the presence of customers.
