Job Description Summary Ensure that vacant units meet established quality standards for re‑leasing by performing technical and mechanical work that ensures the timely turnaround of all vacant apartments to market‑ready condition in compliance with company occupancy standards.
Job Description
Complete all needed repairs and improvements to apartment homes prior to resident move‑in by following the community’s make‑ready checklist.
Ensure apartment homes are properly caulked and sealed around windows, sinks, toilets, bathtubs, and showers.
Inspect all sheetrock for damage and repair or replace as required.
Perform touch‑up paints on vacant and occupied units as directed by the Service Supervisor or Community Manager.
Assist in maintaining grounds, common areas, and amenities by picking up trash and debris, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
Support cost‑cutting and expense‑control programs by fixing rather than replacing parts when possible, avoiding wasteful usage of materials and supplies, and practicing the correct use of tools and equipment.
Complete the make‑ready checklist and all other required maintenance documentation in a timely manner as required by the Supervisor or Manager.
Comply with Greystar’s safety and risk‑management policies by attending routine safety meetings, completing required OSHA and other safety training, and reporting accidents and incidents promptly and accurately.
Demonstrate customer‑service skills by treating residents and others with respect, answering resident questions, responding sensitively to complaints about maintenance services, and completing assigned work orders with efficiency and urgency.
Physical Demands
Must be able to stand, walk, and/or sit for extended periods and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Must be able to work indoors and outdoors in all weather conditions (rain, snow, heat, hail, wind, sleet).
Must be able to push, pull, lift, carry, or maneuver weights of up to 25 pounds independently and 50 pounds with assistance.
Rare or regular travel may be required to assist other properties, attend training classes, business meetings, or other situations necessary for daily responsibilities.
Must work a flexible schedule, including evenings, weekends, and holidays.
Additional Compensation
Corporate Positions: In addition to the base salary, this role may be eligible to participate in quarterly or annual bonus programs based on individual and company performance.
On‑site Property Positions: In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
