Job Summary
Responsibilities include preparation of vacant apartment homes for move?ins and ensuring that established standards are met and apartments are timely turned. When needed, will assist with pool maintenance and grounds keeping. Reports To
Community Manager and Lead Maintenance Technician Essential Functions Prepare vacant apartment homes for move?in. Review the make?ready board and take direction from the Community Manager and/or Maintenance Manager to determine action to be taken on apartment homes. Make all repairs/replacements necessary for unit to be occupied as outlined on the make?ready checklist. Apply touch?up and full?paints as needed to interior and exterior of apartment homes. Clean out all trash from apartment homes before, during and after make?ready activity. Inspect completed apartment homes and schedule any necessary follow?up work before designating the unit as Ready.
Required Education And Training
High school diploma or equivalent preferred.
Training/Credentials
Certifications as required by State and Local Jurisdictions. HVAC/Freon Recovery certification or ability to become certified within the first 6 months of employment. Training in household repairs, plumbing and mold detection/resolution preferred. Certified Apartment Maintenance Technician (CAMT) preferred. Must have certifications/permits required by city or state to perform job responsibilities (i.e. pool operations).
Knowledge, Skills and Abilities
Must be skilled in the safe use and maintenance of hand tools, power tools, user moved aids, mechanical equipment and measuring devices. May be required to handle plumbing repairs, tile work, appliance repair, carpentry repairs, electrical repairs and all facets of apartment make ready. Demonstrated ability to diagnose mechanical, electrical or other malfunctions and make repairs or correct problems. Must be able to apply common sense and understanding to carry out instructions and plans. Will interact with vendors, contractors, Clients and all levels of employees. Therefore, must possess excellent interpersonal skills. Must be able to read and write in English in order to read diagrams, meters, instructions, etc. Must have basic knowledge of Fair Housing Laws, OSHA requirements, and EEOC. Must supply own tools.
