REGIONAL PROPERTY MANAGER
We're seeking a full-time Regional Property Manager to oversee the operations of multiple residential apartment communities in our Naples, Florida portfolio. Based in Naples, FL, you'll serve as a strategic leader responsible for driving financial performance, operational excellence, and exceptional resident experiences across your assigned properties.
You'll identify and respond to owner’s needs, goals, and objectives while developing yearly operating budgets and marketing plans. You'll collaborate with property management teams, corporate leadership, and vendors to ensure each community in your portfolio operates at the highest standards. This role requires someone who can balance strategic oversight with hands‑on problem‑solving to maximize property value and maintain outstanding resident satisfaction.
Key Responsibilities
Oversee daily operations and performance of multiple residential apartment communities in Naples, Florida portfolio
Identify and respond to owner needs, goals, and objectives to ensure portfolio success
Develop and manage yearly operating budgets for assigned properties
Create and execute marketing plans to achieve occupancy and revenue goals
Direct the preparation of financial statements and reports for ownership review
Analyze financial performance and implement strategies to improve NOI and property value
Identify and implement creative programs to increase property value and operational efficiency
Manage daily property activities to win and maintain the respect and goodwill of all residents through exceptional customer service
Conduct regular property inspections to ensure communities maintain excellent curb appeal and operational standards
Recruit, hire, train, and develop high‑performing property management teams
Provide leadership, coaching, and mentorship to Property Managers and onsite staff
Ensure compliance with all Fair Housing laws, local regulations, and company policies
Monitor lease‑up performance, occupancy trends, and market conditions
Implement best practices and standardized procedures across portfolio
Manage vendor relationships and negotiate contracts to optimize service delivery and costs
Resolve escalated resident concerns and complex operational issues
Collaborate with corporate departments including Marketing, HR, Accounting, and Maintenance
Lead special projects and initiatives to drive portfolio performance
Travel regularly to assigned properties to provide hands‑on support and oversight
Required Qualifications
Bachelor's degree from a four‑year college or university preferred
Minimum five years of experience in property management setting with progressive leadership responsibility
Proven track record of managing multiple properties and achieving financial objectives
Strong leadership skills with ability to inspire, develop, and manage teams
Excellent communication and interpersonal skills with ability to build relationships at all levels
Ability to handle numerous tasks simultaneously and work well under pressure
Knowledge of property management software (MRI, Nexus, Yardi, etc.)
Strong financial acumen with experience in budget development, P&L management, and financial reporting
CAM (Certified Apartment Manager) and/or CAPS (Certified Apartment Property Supervisor) designation a plus
Understanding of Fair Housing laws and property management regulations
Proficiency with Microsoft Office Suite (Excel, Word, PowerPoint)
Valid driver's license and reliable transportation for travel to properties within Naples, FL area
Ability to work flexible hours including evenings and weekends as needed
Based in or willing to relocate to Naples, FL
