Overview
Join our dynamic team as a Commercial Property Maintenance Technician, where you will play a vital role in maintaining the general condition of the property with regards to all aspects of basic electrical, carpentry, plumbing, mechanical, and painting work. You will complete maintenance request work orders from all departments on a timely basis, participate in the preventive maintenance program for all building equipment and rooms, and handle other special projects assigned periodically by the Chief Engineer. Duties
Diagnose and repair buildings and equipment on property Change light bulbs, switch plate covers, replace filters, and switch HVAC units in tenant suites Perform preventative maintenance as assigned Troubleshoot maintenance calls and perform basic repairs or seek assistance for issues beyond scope Report any unusual occurrences or damage observed while on duty Carry out project work as assigned Maintain knowledge of departmental policies, service procedures, and standards Use equipment only as intended Anticipate tenant needs, respond promptly and efficiently, and maintain positive tenant relations at all times Resolve tenant complaints, ensuring tenant satisfaction Monitor and maintain cleanliness, sanitation, and organization of assigned work areas Receive daily work assignments from the Chief Engineer/Supervisor and manage priorities and special projects Organize materials, tools, and equipment for daily assignments Maintain timelines and work schedules per the preventive maintenance program Check work orders for problems, make rounds checking problem areas, and note any safety concerns Schedule work in accordance with the preventive maintenance program Perform electrical work such as replacing light switches, resetting circuit breakers, replacing wall plug receptacles, replacing fluorescent bulbs and ballast, replacing solenoid valves, replacing small motors, and using test equipment, ohmmeter, voltage tester, and amp probe Perform plumbing work including unplugging sinks, toilets, garbage disposals, and drain lines, repairing or replacing valves, gates, globes, and solenoid valves, replacing washers, gaskets, vacuum breakers, and toilet seals, and working with conduit, copper, black, cast iron, and pipe hangers Perform preventive maintenance on HVAC equipment, change filters, check belts and bearings, lubricate as necessary, and test emergency generators weekly Assist electrician, carpenter, plumber, and painter in all phases of repair work Assist other engineering personnel with routine and preventive maintenance Maintain cleanliness, organization, inventories, requisitions, and trash removal Maintain proper use, cleaning, maintenance, and storage of all tools Handle chemicals for designated uses and surfaces Ensure security of assigned keys Assist with special projects assigned Attend department and staff meetings Recommend energy‑saving ideas and safety ideas; participate in fire prevention and life safety programs Wipe down walls, clean, and paint as needed Handle small construction supervision and scheduling Experience
High School Diploma or Equivalent Ability to understand and follow instructions Attention to detail Excellent communication skills Able to work independently and in a team Mechanically inclined and able to be trained Basic electrical experience Working knowledge of electrical supplies and equipment Knowledge of proper chemical handling and disposal Working knowledge of health codes, electrical codes, fire codes, mechanical codes, blueprints, wiring schematics, power and hand tools, meters, etc. as they relate to technical trades Legible communication and directions Math calculation ability Ability to interpret manufacturer’s literature for installation, preparation, use, and maintenance of various materials and products used throughout the property, remain organized, follow instructions, focus on details, and collaborate with co‑workers as part of a team Satisfactorily communicate with tenants, management, and co‑workers Desirable
High school graduate or equivalent vocational training Fluency in job‑related English, both verbal and non‑verbal Certification or completion of seminars for specialized training Basic carpentry skills Seniority level
