divh2Real Property Specialist Senior/h2pThe Real Property Specialist Senior shall support base civil engineer responsibilities concerning real property acquisition, management, accounting, reporting, facility use, disposal, and FIAR readiness. Essential duties and job functions include:/pulliPerforms a wide range of complex real property functions relating to the acquisition, management, and disposal of government real property./liliResponsible for real property inventory maintenance, reporting, and data analysis./liliReconciles annually all real property records with all entities/agencies/departments that occupy, maintain, or operate facilities or land for which the Air Force has real property accountability./liliPerforms all Financial Improvement and Audit Readiness (FIAR) actions such as Existence and Completeness (EC) within prescribed timelines./liliAssists with real property inventory file maintenance both in the APSR and jacket files./liliDetermines the need for and takes actions to out-grant Air Force Real Property./liliImplements the appropriate Air Force guidance such as AFI 32-9003 Granting Temporary use of Air Force Real Property and the Real Estate Transaction (RET) Playbook to complete in-grants and out-grants such as leases, permits, easements, and licenses./liliMaintains and updates the Real Estate Grant Tracker to include a list of grants with the grantees names along with the amount grantees owe annually./liliConducts and processes annual compliance inspections for grants including evaluating both the APSR and jacket files. Performs any necessary updates as needed./liliCoordinates with a variety of entities on base such as Environmental flight and Legal office./liliSupports space accountability activities as required to ensure that real property records show accurate building occupancy./liliPrepares real property key supporting documents (KSDs), reports, and presentation materials as required./liliPrepares for and supports audits, evaluations, staff assistance visits, and inspections as necessary./liliResponds to customer inquiries with accuracy in a timely manner./liliPerforms deep level research to analyze asset history, assess situations, and make corrective actions./liliAbility to provide coaching and guidance to Real Property Technician(s)./liliAbility to delegate and assign tasks as appropriate to Real Property Technician(s)./liliOther duties as assigned./li/ulpAccountable for:/pulliEffectively coordinating several projects simultaneously./liliCommunicating effectively orally and in writing./liliCompleting all mandated training requirements per government and management directives./liliTimely and cost-effective performance of duties./liliDealing with a variety of people in a professional, courteous manner in diversified situations./liliAdherence to established company operating policies, procedures and accepted industrial practices./liliCompliance with company Standard Operating Procedures and Personnel policies and procedures./liliEmbracing and contributing to the parent companys safety culture./liliHaving the ability to work well under pressure./li/ulpQualifications:/pulliMinimum of five (5) years experience in real property. Experience should include assistance in research of legal documents, investigating facts, or assisting in preparing legal documents./liliBachelors degree in business administration, supply chain management or related fields preferred./liliMust attend AFIT Real Property Management Course WMGT 424 within 12 months of being assigned to the position./liliKnowledge of federal government real property procedures, including AFI 32-9001 Acquisition of Real Property, AFI 32-9002 Use of Real Property Facilities, AFI 32-9004 Disposal of Real Property, and AFI 32-9005 Real Property Accountability./liliAbility to use Microsoft Office programs (Word, Excel, PowerPoint) at an intermediate level./liliSkill in gathering, evaluating, and interpreting data to arrive at valid conclusions and offer meaningful recommendations./liliAbility to acquire and maintain government identification/common access card./liliAbility to deal with a variety of people in a professional, courteous manner in diversified situations./liliValid state Drivers License with acceptable driving record pertinent to the position./liliAbility to successfully pass any background checks and/or drug testing required on the contract./liliU.S. Citizenship./liliAbility to obtain access to U.S. Government Installations through the Defense Biometric Identification System (DBIDS)./li/ulpDesired Qualification:/pulliThree (3) or more years of Air Force real property or related experience./liliExperience working in USAF Civil Engineer Squadron, logistics, or government property./liliProficient in using NexGen IT./liliPrior experience supporting a military installation./li/ulpWorking Conditions:/pulliWork hours are subject to change, with work over 40 hours per week, weekend and/or holiday work as necessary./liliMay be required to work independently on projects requiring research and preparation of briefing charts and other presentation materials./li/ulpPhysical Requirements:/pulliWork may involve sitting or standing for extended periods of time./liliPosition may require typing and reading from a computer screen./liliMust have sufficient mobility, including but not limited to bending, reaching, and kneeling to complete daily duties in a timely and efficient manner./liliMay include lifting weight up to 35 pounds as necessary./li/ulpKaukahi, LLC reserves the right to change or modify job duties and assignments at any time.
