Leasing & Marketing Manager
This role is responsible for marketing, leasing, and pre‑leasing apartments, overseeing property occupancy, leasing and retention goals, and aligning with JVM’s vision to be the preferred choice for residents, associates, and investors.
Base Pay Range $25.00/hr - $28.00/hr
Job Responsibilities
Provide ongoing training and support to the leasing team.
Provide feedback and collaborate with Community Manager to complete performance evaluations for leasing staff.
Establish work schedule for leasing associates.
Build and maintain relationships with prospective and current residents to maintain retention and satisfaction.
Deliver professional and timely communication with prospects, residents, vendors, peers, and executive leadership.
Participate in weekly reporting and monitoring of competitor’s leasing, occupancy, and pricing trends.
Demonstrate market knowledge and develop associate’s market knowledge by conducting weekly market surveys.
Serve as the point of contact for all property marketing‑related items.
Oversee sales goals and review daily with all associates.
Execute a daily audit of website and ILS sites to ensure accuracy.
Review all rental applications, lease, and renewal paperwork to confirm accuracy.
Conduct reviews of all applications and supporting documentation.
Effectively manage rent collections, delinquency control, and initiate eviction actions in accordance with company standards.
Perform daily inspections of the property, common areas, model units and vacant units.
Promote resident satisfaction and retention by providing timely responses to questions, requests, and complaints.
Ensure all documentation is recorded per company policy.
Conduct all business in accordance with and knowledge of pertinent local, state, and federal safety laws, procedures, guidelines, including those of the EPA, OSHA, ADA, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, etc.

Education and Experience
HS Diploma or GED.
Prior management or real estate experience.
Ability to work in a fast‑paced environment with competing priorities.
Excellent written and verbal communication skills.
Excellent organizational skills.
Ability to think strategically, solve problems and be proactive in business planning.
Strong work ethic with commitment to high quality results.
Proficient with Microsoft products and Property Management Software.
Work Hours: Minimum 40 hours per week
Certifications/Licenses: As required per state law.
ADA Physical Requirements: Must be able to sit for prolonged periods, climb stairs, walk community grounds, and lift 15 pounds.
