Area Manager, Multifamily Operations Southern Land Company, a national real estate development and construction firm, seeks a full‑time Area Manager, Multifamily Operations to join our dynamic team.

Position Summary The Area Manager is responsible for the overall successful operations of properties and works to ensure department operations meet or surpass industry standards. Under the direction of the Director of Multifamily Operations, the position oversees property management for each community in Southern Land Company’s portfolio, ensuring building operations are fiscally sound, achieving financial performance goals, and that properties are well managed and maintained. The role requires strong mentoring, management, and operations skills.

Primary Responsibilities

Review financial and variance reports on a monthly and quarterly basis and implement timely corrective measures, as necessary.

Review vacancy reports; monitor resident income re‑certifications; provide additional analytical and statistical reports on operations, program compliance, government and investor compliance, and other activities to ensure desired occupancy levels and return on investment. Report regularly to management.

Oversee the preparation of month‑end property performance and financial narratives, ensuring property managers explain relevant activity to property owners each month.

Review, interpret, and apply applicable laws, regulations, and company policies. Ensure compliance with Fair Housing, Non‑Discrimination, and housing legislation.

Maintain up‑to‑date lease agreements and enforce provisions with each tenant.

Research and pilot innovative practices from top performing companies across various industries.

Negotiate property management contracts and other agreements in accordance with established criteria, determining when investor, partner, or lender review is warranted.

Implement an effective financial strategy, including budgeting, cost control, forecasted expenditures, and revenue improvements, and oversee year‑by‑year operating budgets and forecasts.

Maintain clear communication with each property owner/partner and foster client relations.

Manage risk; ensure monthly property walkthrough inspections are completed and findings reported.

Develop and maintain property management systems, policies, and procedures.

Coordinate property operations, including building maintenance and rehabilitation work.

Ensure property managers understand, monitor, and properly code all expenses for each property.

Handle escalated tenant complaints, respond to emergencies, and coordinate with insurance adjusters when necessary.

Collaborate with Facilities, Asset Management, Compliance, and Accounting teams to prepare annual operating and capital improvement budgets and long‑term management plans for all properties.

Conduct project investment reviews, including quarterly financial reviews, annual site inspections, tenant file reviews, and periodic reviews of insurance, property tax, debt service coverage, and reserve requirements.

Oversee staff recruitment, interview, selection, and evaluation processes.

Mentor, coach, supervise, and develop property managers in all aspects of operations, maintenance, and leasing.

Provide oversight to property managers regarding maintenance and repairs.

Train employees on best practices through hands‑on training and special seminars designed and led by you.

Lead regular staff engagement sessions among PM staff and across other departments.

Ensure proper training and use of all equipment and supplies.

Monitor initial tenant leasing activity for compliance.

Prepare annual management plans with input from senior leadership.

Set and monitor performance goals by property, adjust strategies as needed.

Participate in organizational planning with EVP and Property Management.

Promote the maximum use of property management and other software.

Develop annual property management work program and long‑range strategic plan.

Collaborate with owners, managers, site staff, and accounting personnel to develop and manage individual site business plans.

Prepare and present departmental reports on project performance, goals, standards, benchmarks, and requested reports.

Communicate and cooperate with Asset Management, Compliance, and Resident Services on all PM reporting and regulatory issues.

Sit on various committees/boards pertinent to department and organization goals.

Stay abreast of property management and related industry standards, legislation, and policies.

Education and Experience

Bachelor’s degree from a four‑year college or university or equivalent experience.

Minimum 3 years of experience in a training and/or development role within a fast‑paced work environment, preferably in the property management industry.

Minimum 3 years of experience in on‑site leasing, assistant, or managerial roles, including troubleshooting at communities.

Experience and/or strong knowledge of operations.

Experience developing a training curriculum.

Prior on‑site management experience.

Prior corporate experience a plus.

Salary Salary Range: $120,000 – $130,000, plus bonus.
