JOB TITLE: Maintenance Assistant
LOCATION: Spring Arbor of Apex
SCHEDULE:
20 hours a week
JOB SUMMARY: Assure completion of all projects and implement facility maintenance policies and procedures in an efficient, cost-effective manner. Safely meet residents’ needs and provide a functional, sanitary, safe, and comfortable environment.
JOB RESPONSIBILITIES:
Clean carpets and floors
Paint as required
Move and clean furniture when necessary
Prepare rooms for incoming residents
Repair light fixtures, furniture, and minor electrical and plumbing problems as needed
Survey vacant units to ensure they are prepared for display
Complete service requests and/or request from Executive Director
Mow grass
Weed eat the perimeter of the building, parking lot, and yard
Blow all debris from parking lots and sidewalks
Turn over or replace the mulch when needed
Trim all hedges and trees once a month
Maintain all outside lighting, ensure it is in working order
Repair and/or clean the company vehicle as needed
Clean gutters when necessary
Remove snow and ice from sidewalks and parking lots
Survey and maintain the exterior of the building and grounds for cleanliness and curb appeal
Training
Attend meetings and in-service training sessions as required and in accordance with state guidelines
Residents’ Rights Functions
Ensure compliance and understanding of all regulations regarding residents’ rights at all times and report observed violations
Other Responsibilities
Assist coworkers with other duties as needed
Perform other related duties as assigned by his/her supervisor
KNOWLEDGE AND SKILLS:
Dependable
Thorough knowledge of handling hazardous materials
Knowledge of heat pump, furnace, electrical, and plumbing repairs
Well groomed and ability to follow dress requirements
Pleasant, friendly, and helpful at all times ensuring proper and timely service
QUALIFICATIONS:
High school diploma or equivalent preferred
Prior maintenance work experience, preferred
At least 18 years of age
HVAC Universal Certification preferred
Ability to work in an environment conducive to caring for residents without posing a substantial safety or health threat to self or others
Ability to work well with others and promote a team environment
Must have a valid driver’s license and safe driving record
