The Leasing Agent supports this mission by leasing and marketing units, fostering positive resident relationships, and ensuring compliance with company policies.

Key Responsibilities

Greets prospective clients, shows community, and performs leasing duties.

Answers and handles incoming phone calls from prospective new residents, current residents, vendors, and suppliers; completes guest cards and maintains them according to established procedures.

Tours the community, demonstrates product knowledge, and communicates property features and benefits to close the sale; follows up on prospects that did not close.

Has prospects complete the application and secure a deposit in accordance with company procedures and Fair Housing requirements.

Maintains awareness of local market conditions and trends; contributes ideas for marketing the community and improving resident satisfaction.

Updates required reports concerning move‑out notices, activity, etc., daily and provides information to the Property Manager.

Proofreads lease paperwork and processes move‑ins and move‑outs; organizes and files all applicable reports, leases, and paperwork.

Processes applications for approvals (credit check, rental history, etc.); submits processed applications to the Community Manager for approval and follows up with applicants.

Ensures apartments are ready for residents to move in on the agreed date and orients new residents to the community.

Assists with monitoring renewals and distributing and following up on renewal notices.

Monitors advertising effectiveness, gathers market competition data, and files findings.

Consistently implements community policies and represents the company professionally at all times.

Accepts rental payments and ensures they are processed by the appropriate staff member.

Distributes all company or community‑issued notices.

Maintains accurate monthly commission records on leases and renewals for bonus purposes.

Assists the management team with various tasks as required and receives all telephone calls and in‑person visits, listening to resident requests and concerns.

Accepts service requests from residents, routes them to maintenance for prompt processing, and conducts follow‑up with residents when work is completed.

Assists with marketing and sales programs, maintains market information, and prepares for participation in the weekly leasing activity call.

Maintains open communication with Property Manager and Maintenance Supervisor; contributes to the cleanliness and curb appeal of the community on a continuing basis.

Assists in planning and attending resident functions and other community events.

Participates in outreach marketing activities regularly to obtain prospective residents.

Conducts market surveys and shops competitive communities.

Completes and maintains Fair Housing Certification and complies with all federal, state, and local laws.

Communicates policy and procedure changes with community team members.

Demonstrates an ability to support and contribute to the community team.

Works a flexible schedule, including evenings and weekends.

Responds promptly to customer needs and resolves concerns to avoid escalation.

Enforces all policies and procedures and maintains compliance with legal and company requirements.

Ensures office schedule adherence and that office and model apartments remain clean and maintained.

Uses tools, methods, and systems to gather and interpret market and economic trends that impact the community.

Complies with all company procedures for turn activities, including budgeting, vendor management, cost containment, and staffing.

Performs other duties as assigned.

Certificates and Licenses

None required for this position.

Education and Experience

High‑school diploma, GED, or equivalent preferred; equivalent experience in residential properties, rental operations, or related business operations acceptable.

Residential property, rental operations, or related business operations experience preferred.

Computer Skills

Property Management software (RealPage or similar systems).

Experience with MS Office, Outlook, Word, and Excel.

Physical Demands

Regularly required to see, hear, talk, use hands; reach with hands and arms; sit, stand, walk, climb or balance; occasionally stoop, kneel, crouch, or crawl.

Must regularly lift and/or move up to 10 pounds.

Noise level usually moderate.

May be monitored or recorded for training purposes.

Expected Hours of Work

Offices open Monday through Saturday and often Sundays; flexible hours with weekends required.

Travel

Minimal local travel during business hours.
