Job Purpose Each Leasing Consultant has primary marketing responsibility as it relates to engaging prospective residents, supporting current residents, and coordinating lease renewals. Leasing Consultants are the face of the community and play a major role in performance in a highly competitive student housing market.:block: Training focuses on Fair Housing, sales techniques, closing, and objection handling.
Qualifications
Sales, leasing, marketing, or customer service experience with a professional, enthusiastic demeanor
Strong customer service, sales, negotiation, and communication skills
Organized, detail‑oriented, and able to multitask in a fast‑paced environment
Patient, reliable, and able to work well under pressure
Strong time management and follow‑through
Comfortable presenting to individuals and small groups
Able to read and understand lease documents and company policies
Basic math skills (percentages, discounts, prorations)
Team‑oriented, open to feedback, and able to maintain confidentiality
High school diploma/ged required; bachelor’s degree preferred
Relevant experience may substitute for formal education
Microsoft Word and Excel proficiency preferred
Entrata experience preferred
Student housing or multifamily experience a plus
Schedule Expectations
Available to work extended hours during peak leasing season (typically May‑August), including evenings, weekends, and overtime as needed for leasing, turn, and move‑in
Primary Duties & Responsibilities
Provide excellent service to residents, prospects, and visitors while meeting occupancy goals.
Follow Fair Housing standards in all interactions.
Greet prospects, conduct tours, manage the leasing process, review applications, and coordinate with the Assistant Community Manager for verifications.
Prepare lease renovated and addendums, ensure proper signatures, file completed leases, and send copies to residents.
Maintain daily office operations including opening/closing procedures, marketing inspections of model, leasing path, amenities, signage, and office appearance.
Answer and respond to all phone calls, emails, and voicemails throughout the day.
Maintain Guest Cards, leasing notebook, and lead tracking; send same‑day thank‑you emails and follow‑up calls within 24 hours; review leads weekly and document follow‑up.
Enter prospects and applicants into Entrata, follow up for missing information, and keep data current.
Inspect units prior to move‑in and coordinate with maintenance on work orders, follow‑ups, and resident communicationilla.
Support renewal campaigns, manage renewals, and complete renewal documentation.
Participate in outside marketing as directed.
Stay informed on competitor pricing, features, and specials.
Assist with roommate matching and communicate resident needs during Turn.
Coordinate Move‑In including gate codes, parking decals, utility verification, water submetering forms, and confirming resident information in Entrata.
Archive inactive leads, audit lease files and Entrata data as instructed.
