for a
Property Manager
to lead the lease-up of a
brand-new, 192-unit affordable / tax credit community
located in
Council Bluffs, IA , near the Omaha, NE border.
This role is ideal for an experienced Property Manager who excels in lease-ups, enjoys building operations from the ground up, and brings a strong marketing and occupancy-driven mindset.
Key Responsibilities Oversee all day-to-day operations of a new construction, lease-up community Lead and execute leasing and marketing strategies to achieve rapid occupancy Screen prospective residents, including background and credit checks Prepare, negotiate, and manage lease agreements in compliance with affordable housing and LIHTC guidelines Manage property budgets and financial performance Coordinate maintenance operations, vendors, and service contracts Ensure compliance with local landlord-tenant laws and regulatory requirements Address resident concerns and operational issues with professionalism and efficiency
Qualifications Minimum
2+ years of Property Manager experience Lease-up experience required Yardi property management system experience required Affordable housing / Tax Credit experience preferred (willing to train the right candidate) Strong organizational, communication, and problem-solving skills Familiarity with the
Omaha / Council Bluffs
market is a plus
