Overview The Residential Appraiser 1 is responsible for conducting field inspections and appraising residential properties for tax purposes. The role involves driving to multiple locations, performing data collection, inspecting physical property characteristics, measuring buildings, capturing property images, confirming property locations using maps and aerial imagery, recording detailed property data in the client’s appraisal (CAMA) system, verifying sales data for accuracy, and analyzing market transactions to assess property values using cost, income, and market approaches.

Responsibilities

Drive to multiple property locations throughout the day, exiting and re-entering the vehicle to perform data collection tasks.

Inspect physical characteristics of buildings on various residential properties.

Confirm property location using field documents, aerial imagery, and GIS maps.

Measure buildings of different sizes, performing complex calculations for larger properties.

Identify primary building uses and special features of improvements on the parcel.

Capture clear digital images of properties and parcel improvements.

Enter updates to parcel data into the client-approved CAMA system.

Verify sales information for accuracy in the CAMA system and maintain personal production records to meet productivity targets.

Analyze market data, focusing on sales transactions, to support property valuation using the Cost, Income, and Sales Comparison Approaches (primarily cost and market).

Complete other tasks, including the final review and valuation of unique residential properties.

Communicate professionally with the public to explain the purpose of visits and answer questions.

Represent the company and client respectfully, addressing public inquiries or referring them to a supervisor as needed.

Train and lead residential staff when required.

Resolve issues of basic to moderate complexity using established guidelines and company policies.

Work effectively as an individual and in a team-oriented environment.

Utilize available resources to determine the market value of residential properties for Ad Valorem Tax purposes.

Qualifications

High school graduate.

2 years of previous work experience.

Real estate and/or appraisal experience is required; satisfactory performance as a Residential Data Collector is preferred.

May need to obtain and maintain necessary certifications as required by the jurisdiction.

Good written and oral communications skills.

Solid problem‑solving skills and the ability to research and investigate valuation problems accurately.

Strong organizational skills, attention to detail, and the ability to capture and record accurate residential property details.

Ability to work independently or collaborate with team members.

Ability to read maps and establish the exact location of a property.

Ability to visualize floor plan footprints.

Reliable transportation and carry personal liability insurance.

Valid driver’s license issued by the state in which the employee lives.

Preferred knowledge of Microsoft Office, GIS-based software, NCSS, SPSS.

Travel 50-75%

State-Specific Salary Range Disclosure Requirements Salary will generally fall between $42,316 and $69,042 before adjustment for geographic differences. Recruiter can confirm if position is incentive eligible.
