Mayberry Communities is seeking a hands‑on, on‑site Sales Manager to lead new home sales at our Mayberry, Colorado community. This is a high‑impact, player‑coach leadership role responsible for owning revenue performance, absorption pace, and on‑site execution while personally selling homes and managing a small sales team. A broker’s license is not required since you will be working as an employee of the builder.

This position is designed for a proven sales leader who wants meaningful upside tied directly to performance, volume, and results.

Role Overview The Sales Manager is the on‑site revenue owner for the Mayberry community. This role is responsible for sales performance, conversion strategy, and daily on‑site execution. The Sales Manager leads the on‑site sales team (including sales‑support staff), personally sells homes, and partners closely with the Marketing & Advertising function to convert traffic into executed contracts.

Provide direction and prioritization for marketing‑generated leads, on‑site events, CRM workflows, and sales support activities to ensure alignment with absorption and revenue goals

Establish lead response standards, follow‑up discipline, and conversion expectations for all on‑site personnel

Partner with the Marketing Manager on campaign strategy while retaining ownership of on‑site execution and results

Serve as the on‑site sales leader with authority over sales execution and customer conversion

Direct and supervise on‑site sales support activities performed by marketing personnel when acting in a sales capacity

Lead, coach, and hold accountable a team of two on‑site sales representatives

Maintain consistent on‑site coverage, including weekends and holidays, to ensure the sales center remains open and responsive

Key Responsibilities

Personally sell new homes and maintain an active, well‑managed sales pipeline

Manage buyers from initial inquiry through contract execution and closing

Coordinate with lenders, title companies, and internal teams to ensure clean, timely closings

Support pricing strategy and product positioning based on buyer feedback and real‑time market conditions

Ensure CRM accuracy, reporting discipline, and full pipeline visibility

Represent Mayberry Communities professionally with buyers, brokers, and strategic partners

This role offers a competitive, performance‑driven compensation structure designed to reward results and align incentives with community‑level success:

Base Salary: $55,000 – $70,000 annually, depending on experience and commission

Personal Sales Commission: 1.0%‑1.5% of the total home price for each home personally sold

Team Sales Override: 0.25% of the total home price for each home sold by on‑site sales team members

Performance Bonus: $25,000 bonus for achieving 75 or more total home sales in a calendar year across all product categories managed (including single‑family detached, single‑family attached, and townhomes)

On‑Target Earnings (OTE) for this role are expected to range from $200,000 to $275,000+, depending on sales volume, personal production, and team performance.

Qualifications

Proven experience in new home sales or residential real estate sales

Demonstrated ability to lead while remaining an active producer

Strong follow‑up discipline, closing skills, and customer relationship management

Comfort working fully on‑site in a high‑volume sales environment

Willingness to work weekends and holidays as required
