Job Summary The Asset Manager is responsible for the relationship management with small portfolio and asset owners, as well as executing other various projects assigned specifically to reporting and value-creation. This individual will be the primary liaison between WRC and owners for all aspects of community and portfolio performance and reporting.
Responsibilities
Responsible for gaining a detailed understanding and ensuring execution of the property-level strategies to enhance and protect asset value, meet investment objectives, and oversee key asset management issues of assigned properties and/or portfolios.
Primary ownership liaison managing communication regarding performance andWRC management of the assets
Prepare and assist with asset reporting, budgeting, and business plans and responding to ownership feedback on these topics with data driven responses
Review and analyze budgets and cash flows and oversee adherence throughout the year.
Track, analyze, and forecast trends in the financial performance of assets in relation tounderwritings.
Utilize Business Intelligence platforms to monitor the weekly activity of the portfolio.
Work with analysts and communities to maintain updatedproformas for each asset under management.
Review acquisition underwriting and due diligence to obtain a thorough understanding of performance expectations
Provide support for closings of new acquisitions.
Monitor local market conditions and implications for asset and investment strategy.
Understand current and anticipated compliance with debt terms.
Periodic property visits nationally as required.
Coordinate with the Director of Performance Improvement to create improved reporting information
Execute various projects assigned independently and with high standards.
Requirements
Bachelor's degree; degree in finance, accounting or real estate preferred.
3+ years asset management experience required, with a solid understanding of operating results, valuations, investment returns, acquisition, and developmentproformas
Understanding of senior housing industry (supply/demand, revenue and expense drivers, forecasting, reporting
Ability to develop strong market knowledge of each asset and overall portfolio
Excellent interpersonal, analytical and problem solving ability
Exceptional verbal and written communication skills
Ability to work independently, under tight deadlines
Proactive nature
Strong organizational skills
Highly proficient in MS Office, particularly Excel
Travel within the US required
