Seven West at the Trails has an immediate opening for an entry‑level Groundskeeper. The Groundskeeper plays a critical role in maintaining the physical aspects of the community, ensuring grounds, amenities, and curb appeal meet standards and providing support to the service team. JOB DESCRIPTION
What your day might look like Maintain and inspect community spaces and entrances/exits throughout the day. Remove debris and clean outdoor areas. Work with the property team to remove trash and remaining items from vacant apartments before make‑ready. Pull out and in trash and recycle containers on a weekly basis per schedule. Maintain sanitation in trash rooms. Distribute notices and communication to residents as needed. What we are looking for Previous groundskeeping experience preferred. Ability to lift up to 50 lbs without assistance. Ability to work outdoors in varying weather. Excellent communication skills. Knowledgeable in safe use of hand tools, power tools, and mechanical equipment. Essential Responsibilities
Inspect the community throughout the day to remove litter, debris, pet droppings and ensure all common areas and amenities are neat. Remove trash and remaining items from vacant apartments before make‑ready, transfer trash to storage or dumpster, and clean storage areas. Complete assigned minor and routine service requests as requested by the Service Supervisor and/or Community Manager, and assist the make‑ready specialist. Change all locks in accordance with the property’s policy and ensure gates to all pool areas are working. Distribute notices and communications to residents as necessary. Inform supervisors of any observed hazard or potentially dangerous situation. Demonstrate customer service skills by treating residents with respect and responding to complaints. Comply with safety and risk‑management policies by attending routine safety meetings and completing required training. Required Licenses or Certifications
Valid driver’s license to operate a golf cart on property. Physical Demands
Stand, walk, sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work inside and outside in all weather conditions. Pusher, pull, lift, carry weights up to 25 lbs independently and 50 lbs with assistance. Rare or regular travel may be required to assist other properties. Work flexible schedule including call evenings, weekends and holidays. Compensation & Benefits
Hourly range: $18.00 – $21.00. The role may be eligible for bonus programs based on performance.
