FirstService Residential . Job Overview : The Facilities Director serves as head maintenance technician for the community association. The director is responsible for overall maintenance supervision of association buildings, including all building systems, utilities, security, fire prevention, indoor and outdoor appurtenances, and site improvements. The director ensures all support and service is conducted in a manner consistent with management and association goals, monitors and addresses maintenance issues, performs repairs and replacements, and implements preventive maintenance programs. Responsibilities

Oversee or participate in construction, installation, and preventive maintenance of equipment. Observe and evaluate corrective maintenance or repair on equipment. Orient and train employees to perform maintenance activities and tasks. Follow safety procedures and maintain a safe work environment. Perform maintenance replacement and repair in carpentry, electrical work, plumbing, mechanical, painting, flooring, and other minor building repairs where a permit is not required. Use new equipment properly and follow safety procedures before use. Record and report all unusual and irregular conditions to the Community Manager. Maintain a cordial, professional manner in dealing with residents, contractors, and management. Ensure all equipment, supplies and materials are in proper working condition and kept neat and orderly. Complete all other duties as directed by the Board of Directors/Trustees or Management. Skills & Qualifications

High school diploma or equivalency preferred; technical background from university or vocational training a plus. HVAC or other relevant training or certification may be required. Minimum 3–5 years of experience in building trades, repair and replacement maintenance, or handy work. Knowledge of electrical, plumbing, mechanical, and carpentry trades. Must be able to operate tools and equipment related to facility maintenance. Proficiency with Microsoft Outlook, Word, Excel, and PowerPoint. Physical Requirements

Position involves sitting, standing, stooping, kneeling, pushing, shoving, lifting, carrying and moving objects that can weigh up to 100 lbs or more following appropriate safety procedures. Must be able to sit and stand for extended periods of time. Must be able to communicate on the phone and in person with clients to resolve issues. Must have finger dexterity for typing and using a keyboard. Must be mobile enough to move around the office, make copies, send mail and faxes, and walk around the property, including lengthy walks on uneven areas. Talking and hearing occur continuously in the process of communicating with guests, supervisors, and other associates. Capable of working extended hours, including evenings, weekends and holidays as necessary. Position may alternate between indoor work in a controlled climate and outdoor settings with variable climate and lighting. Must be able to interact with all types of individuals, be mentally alert, detail oriented, and exercise good reasoning skills. Must handle multiple assignments with frequent interruptions, changes, and delays; stay focused and work effectively, efficiently, and cheerfully under such circumstances. Employees must remain alert to working conditions, safety, health and environmental concerns. Base pay range:

$70,000 – $75,000 per year . Pay is based on skills and experience. Benefits
