Purpose of the Job Reporting to the CCO, the Commercial & Property Manager is responsible for maximizing the economic potential of the airport’s assets through proactive management of existing businesses, identifying new commercial opportunities, and managing all airport marketing and communications activities. In addition to optimizing the performance of airport commercial services and functions, the Commercial & Property Manager will support strategic air service development and marketing initiatives, promoting the US Virgin Islands as a world-class destination for tourism, trade and investment. Essential Functions and Responsibilities
Develop and implement commercial strategies according to company goals and objectives aiming to accelerate growth Deliver a realistic and achievable Commercial Plan based on integrated aeronautical and non-aero activities, performance, and improvements Conduct market research and analysis to create detailed business plans on commercial opportunities (expansion, business development etc.) Prepare, procure and administer all commercial contracts, including duty free/duty paid and specialty retail, food and beverage, office and other space rentals, parking, advertising, and property development. Responsible for confirming approval of all contracts in accordance with processes and procedures Understand the requirements of existing customers to ensure their needs are being met Act to acquire new customers and manage client relationships (new and existing) Engage and motivate key stakeholder groups to collaborate on focused strategic air service development and marketing of the US Virgin Islands as a destination. Collaborate with and coordinate diverse teams (marketing, sales, customer service etc.) Build and maintain profitable partnerships with key stakeholders Monitor performance of commercial activities using key metrics and prepare reports for senior management Assist in setting financial targets and budget development and monitoring Knowledge, Skills, Abilities
BSc/BA in business administration, finance or relevant field; MSc/MA is an asset Proven experience as an airport commercial manager or other relevant role Deep understanding of airline route development, including marketing to low cost carriers and legacy airlines Familiarity with international commercial airport management best practices and KPI benchmarks Proven experience in sales and/or marketing and managing relationships with key clients In-depth understanding of market research methods and analysis Solid knowledge of performance reporting and financial/budgeting processes Commercial awareness partnered with a strategic mindset Excellent organizational and leadership skills Outstanding communication and interpersonal abilities Working conditions
The incumbent will primarily work on-site/in-office, but occasional off-site work and attendance at in-person meetings will be required The role involves periodic travel to different airport sites and international travel. Extent of Public Contact
