Job Title : Associate Property Manager, Multifamily (Floating) Job Description Summary : Please note that this is a floating property manager position to support properties in and surrounding regions of the Downtown Los Angeles area. Associate Property Managers are responsible for maintaining our communities to a market-ready standard and ensuring a high level of service at all times. Job Description ESSENTIAL JOB DUTIES: Assisting the Regional Property Manager with the overall operations of the building. Ensuring the smooth running of our community in a fast-paced environment. Overseeing all operations, including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, and audits. Providing superior customer service and communication to our residents and prospects to enhance customer satisfaction and increase renewals, revenue, reputation, and profitability. Completing lease/renewal paperwork to ensure completion to company standards. Tracking and evaluating advertising and client traffic. Leading by example and instilling, maintaining, and modeling the Cushman & Wakefield mission to be the best national management company. Supervising day-to-day operations of the entire on-site team, ensuring that all Cushman & Wakefield policies and procedures are being followed. Maintaining effective on-site staff through interviewing, hiring, and coaching team members as necessary. Maintaining residents' files in accordance with company standards. Maintaining a positive living environment for community residents through prompt conflict resolution and consistent follow-up. Managing and maintaining all aspects of the overall community budget and finances. Working with leasing staff to ensure that leasing/marketing goals are being met. COMPETENCIES: Effective communication and customer service skills. Computer literacy, including Microsoft Office Suite and internet navigation skills. General office, bookkeeping, and sales skills, and excellent oral and written communication skills. Determining leasing opportunities for staff and working on goal setting to improve the performance of each staff member. Supervising day-to-day operations of the team, ensuring that all C&W policies and procedures are being followed. Working with leasing staff to ensure that leasing/marketing goals are being met. Ability to manage a team. Performing any other related duties as required or assigned. IMPORTANT EDUCATION: Bachelor's Degree preferred. High School Diploma, GED, Technical, or Vocational school required. IMPORTANT EXPERIENCE: 3+ years of Property Management experience. 1+ year of Management experience. WORK ENVIRONMENT:

This job operates in a professional office environment and requires regular travel outside between properties in varying weather conditions. PHYSICAL DEMANDS:

The employee may need to stand and walk for extended periods, ascend and descend staircases, and remain in a stationary position for 85% of the time.
